Polaris Pointe Economical and Spacious but always a downside

I have lived here for over a year and will be for another 2 years (negotiated lease terms.) I have NEVER had a problem with maintenance taking their time to fix something...in fact I have had multiple occasions where they have came within 2-3 hours of my request. They have always been courteous to me. Although at times the office staff may not be as professional as they should be (open eating& causal dress), they have always addressed my concerns, accomodated late rent requests due to unemployment/account issues, and been very cordial to me and I appreciate that. I find that how you address, approach, and speak to people tends to have an effect on how they interact with you. However, there will always be people that you can never make happy. I have made complaints against neighbors that have been promptly adressed. If you are looking for a great spacious floor plan at a very affordable price this is the place to live.

Any type of apartment living you will hear your neighbors. The walls are "thin" to some degree. The plumbing is old and does back up even after being "snaked" repeatedly. This should be expected with the age of the buildings. The windows are original and DO need replaced. Our roofs have been replaced due to the freak wind storm in 2008. This was a long proccess as there was only one crew and there was a shortage of shingles in the Columbus area because the wind damage did affect everyone in the area.

The landscaping throughout the community is less than desirable. However, our bushes and grass ARE mowed and pruned regularly. There are areas that need seeded. You are free to erect your own privacy fencing as well as tend your own flowerbeds and light landscaping. There is concern about other tenants not keeping their patios cleaned up etc. as well as people not picking up dog waste. I personally think a fenced dog park would correct this at a very inexpensive price. I was unaware of any vandalism or the office being shot at. In fact I probaly live the closest to the office and am a night owl who tends to take late night walks and have never noticed this activity. There is PLENTY of parking. Potholes exist towards the back of the community but that is due to car traffic, large moving trucks, and snow removal. Yes it should be addressed.

Many people need to understand from a property management standpoint that operating budgets are created for the next year. When emergencies arise such as all the buildings needing new roofs due to the wind damage, it comes from the budget.

We do not live in the prettiest complex, but that also reflects rental costs. If various improvements were made rent would have to be raised and then more people would complain. I worked for a property management company and have knowledge of the business.

If a person wishes to not hear their neghbors, have a properly maintained lawn and beds, etc. they should look into purchasing a house. Before I moved to Columbus I owned a home and spent much more money in the regular upkeep and improvements. I do miss it at times, however the location, floorplan size, and rental costs make up for it.

My home is comfortable for me. I have painted every wall, wallpapered, installed new light fixtures, did some bush removal, light landscaping all at MY expense because I do take pride in wherever I live. My housing situation is not "temporary " such as a year lease therefore I did my own updates for my own pleasure and benefit. I have noticed more residents planting their own flowers and making improvements such as privacy fencing etc. These are the people that care about where they live and want to enhance it. Someone has been drinking the Kool-aid and got a much better deal on their lease renewal than the rest of us. I was given a lovely 10 days to determine if I wanted a $40/month price hike for a 1 year lease or submit notice. That may not seem bad to some but it takes more than 10 days to find a place to move-in and why is my rent going up when you still haven't fixed my leaky roof, faulty fire detector, changed the air filters, mulched, mowed, trimmed the shrubs etc. Not to mention the lovely ladies of the office, thanks so much for changing your hours, those in this neighborhood who actually HAVE jobs can't really make it to the office between the hours of 10 -5 we work during these hours so we can pay our rent on time.

I negotiated my rate on my own accord, it was not offered to me. You never know what you can get unless you ask. I signed an initial 3 year lease. Not many people want to commit to such a long term. A raise in rent is typical after a 1 year lease expires. I'm aware of this, therefore I was pro-active and locked in a rental amount that I found suitable for 3 years, simply because I asked.
