First, I warn that you MUST to keep a copy of the apartment lease/terms and conditions handy because Oxford Oaks will tear you a new one with all their ridiculous hidden fees and fines.
My husband and I could have bought an Xbox 360 Elite with all the stupid late fees we were charged because the large female leasing agent told us the wrong information.
The apartment's leasing office staff can tell you whatever they want;
Only the leasing contract can be relied upon to tell you the truth.
Disturbing but true.
OXFORD OAKS' LEASING AGENTS TRY TO DISCREDIT THE NEGATIVE REVIEWS OF THESE APARTMENTS BY AUTHORING FAKE POSITIVE REVIEWS AND COMMENTING NEGATIVELY ON RESIDENTS' REVIEWS.
The Cockroach Affair: Last June, I was eating lunch when I noticed a large female cockroach with an ootheca (egg sack) on my leg. I did the Mexican Hatdance for 5 minutes, trying to shake her off. After she leaped off and scurried away to multiply by the thousands, I called the leasing office.
The leasing agent told me that while she calls the exterminator, I "should maybe take all the stuff out of the cabinets." I hung up with the distinct impression that the exterminator was going take care of the problem the same day.
I busied myself with taking all the dishes etc out of the cabinets and then she called back, telling me that the earliest the exterminator can come is Thursday.
I was disappointed and mad because on top of having to wait 2 days in a literal roach motel, I had to put all the stuff back into the cabinets. I was very afraid I'd see another roach (or ten) while I was putting stuff back. Nevertheless, I was polite to the leasing agent, because she acted genuinely concerned.
Thursday rolled around, and my husband took off work so he could help me move stuff. (For proper roach removal, the exterminator should spray around the entire perimeter of the inside. We were getting quite a workout moving heavy furniture away from the walls.)
I called the apartment office at 11 am to make sure the exterminator was coming, and the first leasing agent said "he WILL be in today."
When 4 pm came and went, I called again and the second female leasing agent answered and told me "We haven't been able to get ahold of him" and "We don't know when he'll come."
Because of their lies, my husband did not get paid for that day. We also had to move our furniture back.
No one is required to be home when the exterminator comes, but I need to know a time because I don't want the exterminator to come barging in when my husband and I are having sex, or when I'm taking a bath/walking around naked. Opening the door and yelling "exterminator!" does not give us a much of a chance to make ourselves decent. When I asked the large female leasing agent to tell him to call in advance, she was rude and seemed exasperated at our need for privacy.
I was led to believe that the exterminator was going to come the same day, but he came after nearly a month since the (extremely) unpleasant surprise.
During the long wait, I felt like calling the leasing office and telling them "Since you inefficient idiots took so long, I'll call an exterminator myself and send you the bill."
Living with cockroaches was extremely unpleasant. Thankfully, the rest of my experiences with them were limited to seeing small ones scurrying by the front door.
We keep our apartment clean so I don't think the roaches ever really established a settlement.
When the exterminator finally arrived, he did such a crappy job of spraying that my husband purchased insecticide and sprayed around the entire perimeter of our apartment himself. The roaches initially increased (they were forced to loiter outside because of the spray) but then finally disappeared after a month or two.
I stepped on a lot of cockroaches that were dying on the curbs outside.
Other Problems:
The apartments are not very sound-proof; I can hear my next door neighbors urinate and have relations. It can be quite funny until you realize that they can hear you too!
The couple directly above our apartment have sex very regularly. I can hear the steady thumping and insincere, generic moans of the female. Although it's obvious those two idiots want to be heard, the fact that they can be heard is definitely an issue.
Parking is very bad at night. There doesn't seem to be enough parking places. We've had to park very far away or in the handicapped parking spot for lack of a place to park. (If you park in the handicapped parking spot, your vehicle may be towed away without notification, and you have to pay a lot of money to get your car back.)
I don't understand why they even have a handicapped parking spot because the apartment block we live at is definitely not wheelchair/handicapped accessible.
Our neighbors (both upstairs and down) sometimes have loud parties that last into the early hours of the morning. They get horribly drunk and sometimes putt golf balls into the metal fence in our "backyard." The sound of the golf balls hitting the fence is as loud as a gunshot and has woken me up before.
Also, the couple across from us have loud verbal fights outside. I guess their reasoning is "We'll fight outside because if we fight inside, the neighbors might hear us."
Other neighbors leave their garbage out, which attracts flies and the stench is overpowering during the summer. Something tells me the roaches came from them.
I've found old rotten chicken legs, stinky gnawed-on pork chops, and ant-covered donuts on the sidewalk outside. Spoiled food left on the ground could make someone's beloved pet sick with diarrhea and cause some major damage to the carpet inside their owner's apartment.
Our apartment has faulty electrical wiring: we plug things into sockets or switch lights on and they often pop and fizzle out. I think that if we plugged a valuable lamp into a socket and the faulty electrical wiring caused the lamp to break, the apartment management would blame us and refuse to compensate us for the lamp. So far we've only lost a few energy-saving bulbs.
All the Apartments' exteriors need to be re-painted. I am embarrassed by the chipping, peeling paint. When I walk to the front office to pay my rent, I see that my money is definitely not going towards an attractive exterior.
DEAD ANIMALS I'VE FOUND SO FAR: A dead rat on the sidewalk outside last time it snowed. It was definitely a rat and not a mouse because it was huge and had an earthworm-like tail. A dead mole, in a parking space, that got gradually more and more flat as maintenance workers didn't scrape it up.
Before the maintenance workers mercifully drained the water, countless toads drowned in the neglected pools outside of the gym. While exercising, I had the spectacular view of bloated dead toads floating and leaking cloudy red body fluids in the kiddie pool. They were left to decompose in the standing water for months.
Somehow, when a maintenance worker was mowing, he neglected to see (or purposely ran over) a large tortoise that was a foot long. I watched it get maggotty, rot, and stink for 3 days.
Although there is a rule that you must pick up after your pets, it is rarely ever followed. There are piles of animal feces scattered randomly wherever there's grass, and sometimes even on the concrete!
The gym is not well-maintained. Sometimes there is no toilet paper and no paper towels. It gets dangerously hot during the spring and summer months. I've asked the staff to turn the thermostat to a cool temperature, but there may not even be a thermostat, as nothing has been done for weeks. Two smallish, occasionally working ceiling fans are not enough to keep the gym at a safe temperature.
There is a $500 pet deposit. After you move out, you get $250 of that refunded.
It's a very steep fee, especially if you have well-behaved pets.
The leasing agents (and maintenance workers) of Oxford Oaks sometimes make hateful comments regarding the appearances of female renters, including me. Catty, immature comments about renters just shows the leasing agents' insecurities and lack of professionalism.
I can't recommend Oxford Oaks to just anybody. Too many ridiculous fines and very immature staff members. For an example of their rudeness (and intellect) look at the comments on this review! Oxford Oaks' employees just can't handle criticism!
I don't mind living here as long as I'm not fined for something stupid or have to deal with rude staff members who would rather get angry at me instead of trying to do a better job.
If you plan on living at Oxford Oaks, be prepared for the staff members to blame you for most of the things that go wrong.

I think the pictures on this review need to be removed, they are clearly not from the apartment but most likely a web site.

Wow. What's with the hostility? I was just making a suggestion. There are TONS of apartment complexes around the UCO area. I'm just saying that maybe one of them is better suited for your specific needs. I have friends who live at Oxford Oaks, and they have had NONE of the problems that you have had. So Potential Renters: Yes! Be aware that PUNKrenter83 has had problems with these things, but that doesn't mean everybody has these problems. It just doesn't make sense to me, PUNK, that you have this many issues with an apartment, and you choose to continue to PAY to live there. And why would you think I'm offended? First of all, it's very unlikely that someone like you could EVER offend me. And secondly, I'm just trying to offer you some advice to possibly help your current situation. (Pretty sure that's what this part of the website is meant to be used for...) I'm not "blaming" you for anything. Whether your story is true or not, no one will ever know. But if things are really happening the way you say they are, then what's the point in living there? I've lived in Edmond for a while, and there are some really nice apartments out there. (Not to say that Oxford Oaks isn't one of them, because it really seems that way. Any time I've encountered the staff, they've been very accommodating and professional. Understandably, not all apartments are suited for EVERY type of person. But that's the glory of renting! --When your lease is up, if you aren't satisfied you can choose to leave!) There are even nice houses for rent in Edmond - maybe that way you and your husband can walk around "nekkid" and not have to worry about it! I honestly don't think some of your previous comments to my suggestion (or my username???) were necessary or relevant to the issue at hand. But I also understand that this is the internet, and everyone is 'bigger' behind a keyboard and monitor. I just think it's common sense and level-headed to say that maybe you should be useful and focus all this energy into finding a better place to live for you and your family, instead of cowering behind your computer making comments that aren't improving your 'situation'. There are much more professional and useful measures that can be taken to get your problems fixed. SO, I wish you a genuine good luck... and lighten up! - life could be worse!

Punk's right, the parking is just plain bad and the buildings need to be painted. The people in the office told me the wrong date when rent was due, and I didn't know bringing it the day after a holiday would still be late. It's petty and childish for some staff member to come on this site praising their own crappy apartments. Punk's got her own opinion and you guys from the office get on this site just to shoot her down, saying "This person must be a liar, I obviously live here and love it, and you will too!" Way to go. I try avoiding the staff members whenever I can, I don't enjoy dealing with 'em either. They're kinda snotty and rude whenever I have a question for them. Oh, and you think they'd care a little bit more about telling their renters about services they offer. No one ever told me that they'd give you a free carpet cleaning if you renew your lease. So was it just too much trouble to mention it, or are they too lazy to schedule something with the cleaners? It's real classy how you insult someone trying to give an honest review. You know EVERY type of person pays your bills and deserve to be treated well. There are a few good things about these apartments though. I like having a washer and dryer in my apartment, and I like the location. Ummm.... they're clean looking? I think they're big compared to cheaper apartments. That's all I got. If it wasn't a pain in the neck to move I'd have done it already.

Haha, I love this review. It sums up my experiences perfectly, only much funnier. Judging by the comments, the leasing agents were really upset by your review.
I can't believe they came on here to try to discredit you.

The STAFF truly is horrible...everyhthing this person is saying is probably accurate. I have had similar experiences. The staff is uneducated, doesn't know how to perform their job duties correctly, and are not professional by any means. 1337gibbs your an idiot. You probably do work at or for the apts. This persons review stated merely facts of their experience and you are acting immature with your comments that don't make sense. Some people need to live at oxford oaks just because of the location. Yes, you can go somewhere else but if you go to uco this is about the easiest place to live. This doesn't give oxford oaks the right to treat people as they do and conduct business as they do. What about morals and ethical responsibility. Think about it.

What exactly is "-----------?" If you are talking about handicap parking then you lost all respect from me and deserve to live in roach and rat infested apartment. Someone who would make a comment like that isn't worthy enough to live with civilized humans. I think i would rather be around a dead rat or a roach then have to spend a second around you!

No one but the uptight leasing agents would bother to comment about what you call the handicapped spot. I think your review is spot on.
I hated living at Oxford Oaks. My neighbors were total slobs, and the people who worked in the office were rude and insulting.

I am doing everyone except the staff members a favor. You venomous harridans must be staff members. No one but staff members would be so offended. Potential renters have the right to know what they may have to deal with should they decide to move in here. Why don't you do a better job and stop blaming me? I will stay until my husband graduates from UCO. He's also a department manager at Lowe's, so these apartments are conveniently located. I'm a software engineer/web designer. I am not unintelligent, despite what 'Anonymous' commented. All you are doing is making my review even more justified. Would you like for me to come down to the apartment leasing office and discuss this with you in person? I don't like silly internet baby games. I know you have internet access at your office and little else to do. I enjoy keeping you slackers on your toes; My review must be doing some good. If you can't handle the truth, get an easier job. I am simply expressing my opinions about my experience with Oxford Oaks through this apartment ratings website. You are violating my first amendment rights.
To the crybaby Anonymous: My review is designed to appeal to intelligent apartment renters with a sense of humor, not oversensitive, "politically correct" fools such as yourself. Why get mad at me? Oxford Oaks is not handicap accessible! Actually, you're probably just a heifer working for Oxford Oaks, trying to discredit my review. Suck it.

I'm not sure how it was for this person, but my dad lived here for about 4 years and he never any of these problems. They would leave a note asking if he needed them to spray for bugs, but he never needed it. I'm not sure what the original comment was on the handicapped parking - apparently it wasn't good because it's blanked out now. But all I can say is my dad had a spot really close to his door, and it was always open for him to use. The only problem I think he ever had was a neighbor upstairs who liked to party a lot. I don't think they lived there for very long, so it wasn't a big deal.
