The complex looks alright from the road and there's plenty of parking. That's about the only positives, though. They're overrun with roaches and the pest management is a joke--spraying cheap pesticide in just the kitchen and bathroom (every couple-three months at that) isn't even making a dent in the roach population. They don't even get into most apartments, which renders the spraying completely ineffective. There's enough crime and gang activity for the complex itself to offer a reward for information and gang tagging regularly appears on fencing, dumpsters and sometimes on buildings themselves. Parents leave small children unattended on play equipment--children that look to be 4 or 5--without any supervision. Almost no one cleans up after their dogs and no one actually pays attention to the pet policies about weight. The ground is littered with broken glass--the same ground where kids play, no less. The apartments are maintained very poorly--walls and surfaces are not cleaned or prepped before being sloppily spray-painted. I found enormous mounds of dust, debris, roaches and other stuff painted onto surfaces. Repairs and 'improvements' have been done extremely cheaply and poorly. The hot water heaters are small like most apartments, but they are also old, ineffective and have a tendency to break down. The windows and doors are poorly maintained (and the windows are mostly single-pane). When I moved in, the windows had 1/4 to 1/2 inch gaps, and no screens, allowing insects and outside air to enter easily--and doing a number on air conditioning and heating costs! Appliances are also poorly maintained and very cheap. The only reason I stayed is the lease, which is the most punitive I've ever signed and requires 100% payment of remaining rent for the life of the lease if broken. The complex's entry gates were broken and had been for some time when I moved in--and replacing them took about 5 months longer than I was told. Within a couple of months of installing new gates, they were broken and useless. The gates didn't work to keep people out, either, as they just drove in behind residents. In short, the only true good things about this complex is that the apartments provide a roof to keep out the rain (oh, but the roof leaks) and a lock on the door (but watch your mailbox--they get popped open a lot). Avoid this place.

Apparently this person has not looked at other apartments in the area.Orchard Springs is in the process of replacing all the windows with new dual pane vinyl windows. There is no glass or litter on the property as they have a person that picks it up every day. There is ongoing improvement to the complex. They have a night armed watchman that is on the grounds keeping an eye on things and enforcing the night curfews. For the money I think it is a good deal and quieter than most complexes in the area.

seriously???? We have lived here for 4 months we had to tape the glass to the window frame because they havn't sent anyone to fix it yet. IT'S COLD OUTSIDE!!!!!!!!!!!!!!! If there is someone that cleans up the trash in the area someone should tell them about the open condom rapers that litter the walk to the mailboxes. and the huge pile of trash in the back right corner of the complex and all along the gates. I would like to see were they are putting the new windows, I haven't seen any. As far as curfew is concerned, NO ONE obeys that and no one enforces it!!! there are always kids out side cussing and argueing if not fighting talking about "cuz" this and "cuz" that.
