I visited several apartment complexes in the surrounding area over the last few weeks; including Orchard Springs, searching for a new place to move. Orchard Springs was my final pick. The grounds were clean and the staff were very professional. I liked what I saw and will be moving in this week.

Let's hope your garbage disposal doesn't break down and your faucet doesn't leak. I've been asking them for 3 months plus 2 weeks now to fix mine. And that's a lavatory faucet and a bathtub hot water faucet both, and I'm paying for that hot water going down the drain. The traffic barriers have been removed. The gangs kept breaking them, and the management just gave up trying.

Oh ours is the same way, our faucets I mean and our air has been broken for a year. and there is trash in the grass all around the court yard

my apartment flooded with the upstairs peoples used bathroom water and it took them almost a week to move us!!!! when they did move us it was to a apartment with roaches and no AC, they said they would fix the AC but that was 2 months ago!!!!!! my baby has heat rash and no one cares!!!! there have also been 2 shootings in the last week! no one, and i mean NO ONE will deliver food here because its to "risky"! RENT HERE AND YOU'LL BE SORRY!!!!

The apartments are being maintance every day a.c. has been regas on all units, manager on the grounds has only been here now a month. She is doing everything as fast as she can. The only problem that i have seen since i have moved into the apartments is the parents of the children do not watch there children while they are outside playing, children need to be survived at all times. the young teens throw trash on the grounds, like they don't know what a trash can is for. they too need there parents to watch them. But all in all there is no real problems on the grounds. To be a new manager to here, I feel that Linda couldn't be doing any better then she is. I belive the ones that wrote the reviews above this one may be the trouble makers. They also need to give her a break between her and the maintance team, they are doing very good with what they must of walk into a month ago. There is security patrol on the grounds very night. And kids are going do what kids do with out being watch!

Listen here anynonomous... that courtesy patrol you seem to be so damn proud of just got caught smoking pot with the people of 1420 like a week or two ago. And now our freaking apartment has a rat, a big ass RAT, livining in the wall. We have a baby and do you think emergency maintenance came in the evening when that rat was running amuck, nope. They said they MIGHT come in the morning. Didn't even call. Not to mention that fact that police cops are here almost every day or that we can't even get pizza after 7 or at all in some cases. Everyone, do not move here this place is horrible. My husband and I plan to move as soon as possible. This place is a hell hole.
