Safe, Quiet, Fast Maintenance

I have to agree with the other reviews - this is a great place to live. Most of the people living there are students or younger couples.

My wife and I have been here for a year and a half, and we've never had a serious problem. The staff is really friendly, the neighbors are quiet, and the area is pretty safe. The maintenance guy is friendly and lives on the property. You can usually flag him down and expect your problem to be fixed within an hour or two.

The manager of the place is great - I've never had a problem with her.

The units are very well insulated - I've never heard any of the people living around us, and I know from chatting with them that they can't hear me when I occasionally crank up the stereo. The neighbors upstairs occasionally rattle a light fixture, but are otherwise undetectable.

Parking is close by and adequate. Highway 9 is close, so getting into / out of Norman is pretty easy with minimal stopping.

The pool is generally clean and there's usually a few people sunbathing or swimming there in the summer. I have no problem what so ever swimming in it.

The apartment is right off of the OU bike/pedestrian trail, and the campus bus network stops near the apartment every 30 minutes (although a bike can get you to the center of campus in 10-12 minutes). If you're willing to walk a little further, you can catch the Lloyd Noble shuttle which leaves every 5-10 minutes for the central part of campus.

As an OU employee, I get $100 knocked off of the rent, so a unit on the first floor (second floor units have vaulted ceilings and are more expensive) is $570 / month. Expect to pay $100 or so for electricity and $30 or so for water. Cox provides high speed internet (we're able to get 6-8 MBit down with the high end plan).

The grounds are nothing spectacular, but they're clean and pretty well kept. Once in a while the grass gets a little shaggy, but it's nothing serious.

The dishwasher, washer, and dryer are good really handy.

Before moving to Avalon, we toured Brentwood Pointe - the model there is deceptively nice - the other available units were left unlocked(!) [we asked a manager if we could see any of the other units and she just gave us the numbers of some units we could look at - none were locked] and the floors sagged so much it was obviously noticeable. We have some friends living at Bishops Landing, and I can assure you, you don't want to live there.
