It's been a while since I lived here, so things may have changed. First of all, the managers are two old hell-beasts that obviously aren't qualified (intellectually and otherwise) for any other kind of work, and they're not even good at that. They instituted a policy of "cleanliness checks," which allow them to come into your apartment and run through a LONG list of criteria to make sure it meets their standards of cleanliness. Furthermore, it seems like they spy on the tenants, since they always seemed to know what was going on inside and outside my apartment. They're also not terribly efficient about getting things done--my air-conditioning broke once on a Friday and I had to wait all weekend(and this was August in Oklahoma, a real nightmare) to get it fixed. When I showed up at the office on Monday morning I was sweaty and a bit bedraggled and they treated me like I was a toad. They will also allow exterminators to enter your apartment even if you specifically tell them you can't tolerate bug spray. You need a doctor's note, they say.
To make things worse, the maintenance guys are in cahoots with the management. They will enter your apartment at any time, even if you have a signed statement on file saying that they're only allowed to enter if you're home. Things never get fixed properly--my dishwasher was supposedly fixed about three times, and it still flooded. Furthermore, one of the guys is either a real perv or spying for management--even if he was fixing something in the kitchen, he would find some reason to go into my bedroom.
Things aren't all bad. The apartments are quite large, with huge closets and a full-size tub and shower. They allow pets, which is also a plus for me. Of course, they charge about $300 per pet, which I doubt anyone ever gets back. They also raise the rent every time your lease comes up.
The grounds are not well-maintained--the exteriors are crumbling and the grounds are filled with trash and broken glass. The pool is small and always full of screaming, unsupervised children, if it's even open at all. The laundry only stays open until 10 and will lock your clothes in even if you're a minute late. Although there's supposedly a security guard on the premises, I saw him maybe once in the two years I lived there. He never bothered breaking up the loud, all-night parties my neighbors would frequently hold, either. And he didn't stop one woman from setting fire to another neighbor's apartment. Oh, and the insulation is terrible, so you'll always have high utility bills. One more thing: don't expect to get your deposit back, either. They actually sued me for further damages.
Although the apartments themselves are large and the prices can be good if you take advantage of one of their periodic specials, on the whole Royal Orleans is not the best place to live in Norman, particularly if you value your privacy.
