I just moved out of Cimarron Trails Apartments and let me just say what a nightmare the entire experience has been! I have had some of the same problems as the others who have posted reviews here. How the manager has kept her job is beyond me! I have never encountered a more irresponsible and unprofessional individual in my life. I have had so many maintenance problems and every single time I have had to contact the office more than once before they will finally do something about it. I've had problems with the dishwasher, hot water, the dryer, the heat, the air conditioning, you name it! My most recent maintenance problems prompted me to move. We had some days with hot temperatures in March and April. When you are 8-9 months pregnant, the heat seems worse than it probably really is. I tried to use the air conditioning but it was blowing out warm air, making the temperatures IN the apartment hotter than the temperatures outside. Trying to sleep at night when temperatures inside are 80 degrees and higher is unbearable. Keeping the french doors on the balcony open invited numerous insects inside. I first contacted management on 3/16 and did not hear in a thing in response. I called twice over the next week requesting maintenance and finally had someone show up on 3/28. The maintenance worker said the unit was "a little low" on freon and added more. The air conditioning worked for about an hour then started blowing out warm air once again. I called the office that same evening to report the problem and request maintenance again. I called and left messages again throughout the next several days. On 4/2 I got onto the Case & Associates web site and reported the problem online. On 4/4 someone came out, yet again, to fix the air conditioning. By this time, I had already given my 30 days written notice when I paid the rent for April and told them that I was moving on 4/15. The problem was supposedly fixed but, yet again, the a/c ran for roughly an hour before it started blowing out warm air. I called again to report the problem. The next day I had a notice on my door telling me that I had to give 30 days written notice. The rent for April was paid in full and they had ALREADY received written notice. I moved out on 4/15 and still had some boxes there and had cleaning to do. On 4/20, when I went to get the rest of the items from the apartment, there was a maintenance request form on my door stating that the a/c problem was fixed and that there was a freon leak! More than one month later and they waited until AFTER I moved out to take care of this maintenance problem. The funny thing is that the form was dated 4/4 as though they were trying to make it look as though it was taken care of sooner! Considering the fact that I was still living there on 4/4 and that I had been in the apartment cleaning out the closets on 4/18, I know for a fact that maintenance had to have come in on 4/19 .... after management knew that I had already moved!
I contacted a family friend who is an attorney who informed me that, according to Oklahoma state law: If an essential service fails due to the landlord's fault or willful act, you can, at your option, by giving written notice: End your lease and move immediately; Move somewhere else temporarily. You will not owe the landlord rent while you are living in substitute housing; Sue the landlord for damages based on the difference between what the apartment or house is worth without the essential service and what you are required to pay under the lease; Make your own arrangements for the service and deduct the cost from your rent.
I was also informed that: If the conditions are so bad that there is an imminent threat to health or safety which is not remedied as soon as conditions require, you may give written notice of the problem and end your lease immediately.
Considering the fact that I was beginning my final month of pregnancy and that the heat and bugs were a threat to my health or safety, I had every right to end my lease then and there. Instead, I paid the month in full and took my time cleaning the apartment prior to turning in the keys. I left that apartment in better condition than it was when I moved in.
I received a call from the manager today informing me that my apartment had been "locked" (I turned in my keys on 4/30) and that I owed for 5 days rent for the month of May and "other expenses". I am so angry. First of all, they received their "written notice" before 4/5 ... second, according to the Oklahoma Landlord-Tenant Law, they did not fulfill their duties which gave me the right to end my lease immediately instead of doing the "right" thing and paying for the full month of April.
Considering all the apartment complexes located in Norman, I would highly recommend finding someplace other than Cimarron Trails!

I am responding to this e-mail, this is the property manager and I would like to say that sometimes residents may get aggrevated about a certain situation that can't be prevented like giving a 30 day notice. Everyone has to give notice to move out, this is not only in our lease agreement but it is Oklahoma State law! We have managed Cimarron Trails since 1996 and strive to make our residents happy! I have been with Case & Associates for 6 years and am very proud to be the manager at Cimarron Trails. Thank you for the time that you lived here and we hope that you will take into consideration that all complaints are of complete individual opinion, and are not necessarily the opinions viewed by others.

Ever here of spell check? It's complaint not compliant. Although to be fair if you used spell check it wouldn't come up, but you should at least proof read!
