University Greens: The Hellhole that Keeps on Giving

I ve been waiting since I moved in to write this review, and now that I m out of my lease, here we go!
This is the WORST apartment complex EVER!
Let s start with the lease:
1) You pretty much waive EVERY right in the dang thing. They say it s how all leases for students are. NOT TRUE I just signed one at the Reserves, and there was nothing in it I objected to, and it was about 1/3 of the length of the lease at the Greens. My mother was worried about it, but I thought I had no other choice since my roommate was living there.
2) They called me back 2 times to initial papers I forgot. Apparently they extended somebody s lease this way, and charged her an extra month s rent.
The renting process:
1) The model is beautiful. The apartments are crapholes. They promise you new furniture may 1/3 of the apartments have it. Some apartments had NONE when the new tenants moved in. If you didn t get the new furniture, and you have the old furniture, it is absolutely disgusting. Ours was completely filthy, and reeked of cigarette smoke and urine. After that, we stopped sitting on it.
2) They said we had a good chance of getting an apartment near the clubhouse since we rented so early. They gave us an apartment on the first floor (we requested 2nd or 3rd) WAY far away from the clubhouse. And I called multiple times asking where our apartment was and asking if we would be near.
We ended up moving apartments (more on that later) and ended up with 2 girls on the 2nd floor of an apartment right next to the clubhouse. They didn t request to be close to the clubhouse, they just got it. Obviously, they don t pay attention to the roommate/apartment preferences you list on your sheet.
3) Roommates: They let us know who our roommates were less than 3 weeks before move-in! We all called so many times! One group of 3 girls was separated into different apartments until they fixed it--2 weeks after move in.
The Filthy Crapholes they Call Apartments:
Our first apartment had the following wrong with it:
Gosh, I wash I had taken pictures of that craphole.
1. The carpet in my room was so saturated with dog urine that the smell was horrible and I couldn t move in. They replaced the carpet, but I had to sleep in the living room with all of my stuff for THREE DAYS! It was not a fun way to start school.
2. My roommates window was broken, from the way it was broken, but a rock or a bullet.
3. Our back door wouldn t open or lock. We were on the first floor next to a back alley. Real safe.
4. We had no bathroom doors. I m serious.
5. The carpets had never been cleaned before we moved in. We know this because after we complained, they came to clean them, and it was pretty obvious when just one time with the steam vac eliminated all the nastiness. The kitchen floors/cabinets, were covered in grime too.
6. Our furniture (see above pee/cigarette smoke) We refused to sit on it.
7. Our bathroom was SO GROSS! It was completely mildewed and molded. The floor had cracks.
Because the apartment was so dirty, and we found out our roommate had gotten a puppy over the summer that had a peeing problem, we decided to try and move apartments.
A note on the pet policy: There are pets everywhere. The manager found 3 pets hidden (not paying pet rent, and they owners said they preferred no pets in their lease) while trying to find us a new apartment. There are huge dogs and cats everywhere. Don t be surprised if you smell urine on your furniture or carpet!
Our Second Apartment was a little better, but still had these problems:
We had to wait 2 weeks to move in, partly because an EMPLOYEE wouldn t get his big screen TV out of another apartment, so we could move into ours (confusing, I know it was a long story)
1. The internet was out for 2 WEEKS! All they say is, oh well. Tough luck! It is really slow too, btw.
2. Washer/dryer didn t work
3. Obviously was never cleaned either. The mildew/mold problems, dirty floors/cabinets were repeated. I had to scrub my tub myself. We thought the black edge on our kitchen floors was a permanent discoloration, until we took a mop to it.
4. My closet door was broken and came off the track all the time, because a corner was bent when I moved in. I put in four work orders for them to fix it, and each time they just put it back on the track. It would come off the next day.
5. The hot water lasts exactly 5 minutes before it goes ice cold. And this is after nobody has used it.
6. Our roommate pushed on the closed door from the outside, because she was talking to someone and thought it was open. The entire door came crashing through frame with that little force. The frame had been cracked before, and instead of replacing it, they just kind of glued it together. It was the same way in our 1st apartment. Anybody could have just come in, and it probably means that someone had forced their way in before!
The beautiful facilities :
1. The pool/spa are gross, I ve NEVER seen anyone use it.
2. The workout room isn t horrible, but it s outdated. And they never fill the water cooler. Ever
3. The tanning bed is old, and probably not safe. I got burned once after 4 minutes because it was abnormally hot in it that day. (I had gone for 6 many times before that and been fine) I let they staff know, and they obviously did nothing, because I almost got burned again the next week! They also don t make sure people wear goggles, which is just irresponsible. Even a sign inside the bed area would be okay!
4. The movie room is cool, but because some jerks brought beer in there, you couldn t use it unless the office was open. Which meant, anytime after 4-7 pm. Which pretty much means its useless.
5. The entire clubhouse is just dirty. Look closely you ll see it.
The Staff:
Consists of mostly clueless college students. My favorite is the girl who would yak on her cell phone while driving the shuttle. They lie to your face when you lease, and then are just useless after that.
The manager, Astra, was the only good thing about the whole apartment, She did everything she could with that hellhole to make it better.
Unsurprisingly, she quit in April of 2008.
Other Issues:
1. The parties were crazy. If you like that, fine. I didn t enjoy my walls shaking ALL THE TIME! Who knows where the cop who supposedly lives there was. I watched a sorority girl fight from my balcony once, before they all drove away totally trashed.
2. My passport was accidentally forwarded from my home address to my apartment address. Its status was delivered by the Post Office, but the Greens had no idea what happened to it. I spent 3 months (including Christmas Eve day) getting it. I had to apply 3 times, call 10 times, and get my congressman s office to help me get a replacement. I almost had to pay the $100 fee again. I hope nobody stole it.
3. They charged us $25 for leaving a bag of trash outside our apartment door overnight once. I understand this was in the lease (apparently, buried somewhere in there!). However, they left old furniture sitting outside our door for 2 weeks!
I was so glad when I moved out. I filled all the holes (mostly not mine!), and cleaned my room and bathroom. I just got a letter today that I owe $70 for carpet , General Cleaning medium clean , and Paint.
Considering the state of our apartment when we moved in, the fact I listed every last thing on the form to list what is wrong when you move in, and the fact that I cleaned well before I left makes this completely unacceptable. I talked to another girl whose apartment was dirty when she moved in too! They obviously didn t clean or paint before I moved in!
I ve met MANY other people who feel the same way about this place. My situation was probably worse than most, but most people have had at least one thing go wrong!
DO NOT LIVE HERE! Anyplace else is better!

Glad to see you spoke honestly and tried to warn those who will be dumb enough to move in anyhow. The management is only concerned about renting the units & cash flow.
