Professional couple who has lived at Garden Gate two years. Very nice unit, due to significant improvements by previous renter - not the property owner/manager, - but maintenance is a very severe problem with this complex. We have talked with other renters on this subject, some who have lived here over 20 years, and they also state maintenance has become a severe and frustrating issue. We renewed the lease under the old company that owned the property. The property manager at that time was very nice, did a great job getting us moved in from California, and we trusted her. When we renewed the lease for one year she promised to fix the problems with our unit. Some of the minor problems were fixed but not the serious major ones. February 2007 Garden Gate was sold to an Omaha based real estate company. Since that time it has become intolerable dealing with the new property managers. In 2007, we had 3 different property managers. The first one, under new property ownership, was totally incompetent. Nice women, but no clue what she was doing. She was released, and the current property manager hired. She is a little better but maintenance and communications is still a very serious problem. Further, she is the only person in the leasing/property management office for this large complex. Also, the property maintenance people here are very poor and there has been significant turnover. Every time a competent maintenance person is hired, they don’t stay very long and quit. We still cannot get property management to fix two very serious problems with our unit. A number of the renters that have lived here a long time are talking about starting a renters association, hiring an attorney, and confronting property ownership/management over the serious problems. Bottom-line is there are some nice looking units here that could easily impress a potential renter. But don’t be fooled, this complex suffers from long-term maintenance neglect. If you are going to rent here, and plan on staying, you MUST spend the money and have a third-party expert evaluate the unit you are going to lease. Also knock on a few doors and talk with several of the current renters here. They may know about the unit that you are about to lease. SECURITY: The other very serious problem here is security. This complex is not properly gated with individual security cards for each residence, nor is there a security guard that patrols the complex. Anyone can enter this complex 24/7/365, anytime they want. Since we have lived here there has been 5 major in-unit robberies, and that is just the ones we know of. In talking with the renters involved, there was significant personal property loss in 3 of the 5 robberies. 2 of the 5 individuals swear that a property maintenance staff member was involved but they cannot prove it. The 2nd property manager last year hired a licensed company to patrol the complex. The 3rd, and current proper manager, terminate this service.

I have lived here for almost 15 years, first I would like you to know that the company that patroled here had been doing so for as long as I have lived here, they were not hired last year by anyone, also they were useless..drove thru and never stopped to check out anything and when you did need to call them you were lucky if they responded. I would sure like to know more about the breakins, have heard about one and that it was thought a maintenance man had done it.
