The Good, Bad and Ugly

Unfortunately, there were only a few things that I can say that I liked about the Greens. The location and the well kept grounds are on the top of the list. The apartments are located in a good location and the golf course view was pleasant. Although some of the neighbors were sometime loud, I always felt safe in my apartment.

However, the bad and ugly outweigh the good things about this apartment. When we first moved in there were numerous items that needed to be fixed that should have been fixed before we moved in. I even got locked inside one of our bedrooms for 15 minutes because the door knob was broken. There was dust everywhere, stains on the floor, and the smell of smoke was overbearing. The maintenance guy, who I think is driving his golf cart more than working, did a horrible job with some of the repairs. One of the items that needed to be fixed was a 2 gap below our front door, and after the maintenance guy quickly slapped on the weather stripping he called it good, but there was still a 1 gap below our door that on windy days you could still hear and feel the wind blow in.

While we are on the topic of maintenance, the apartment has a policy in place that if you have any minor repairs that need to be fixed that you have to come to the office and fill out a maintenance form. I tried to call to get my garbage disposal fixed, but I was told that I had to walk in the front office and fill out a form. I have lived in three other apartments before and a quick phone call was always nice to get any repairs fixed, but apparently the Greens staff can t afford a couple minutes on the phone to write down what needs to be fixed.

After I moved in, I soon began to realize how cheaply built these apartment were. First, they have paper thin walls that I could hear my neighbor s alarm clock every morning. I soon got used to daily alarm, but on days that my neighbor hit his snooze button several times, it got very annoying. The washer and dryer that are provided are very cheap and not energy efficient and the water pressure is horrible. Visitors that came over constantly complained that they had to wait till the toilet stopped running to get any water pressure to wash their hands.

Some other annoying but more minor things about the apartment were the gates, parking, and the roadways. The road through the apartment complex needs to be completely redone. They tried to do a quick cheap fix and patch a few places on the road, but it s still in bad condition. The gates into the apartment complex are pointless. There are people constantly following other cars into the complex and the universal gate code doesn t provide a lot of security. They are also suppose to have set times when they open and shut the back gates, but often times when I would go to work in the mornings they would forget to open the gates making it very annoying. And sometimes they would have the gate just halfway open. I could never figure this one out because I don t think you re going to prevent any unauthorized visitors from coming into the complex with the gate half open.

Also be aware if you think you might get a pet while you are living there. They mention that pets are allowed and a deposit could be given, but when we tried to get a small house cat after we moved in, they mentioned that only authorized buildings which are the last 3 building in the complex can have pets. They never explained to us before we moved in that we didn t live in an authorized building.

The most annoying and border line fraud issue I had with the Greens is the fact that they don t prorate the rent when you first move in if you move in before I believe the 17th of the month. They will tell you that you re apartment could be ready no later than the 5th of the month which makes it hard for you to set a date to move in, but they will charge you from the 1st of the month. So because I didn t know for sure when the apartment would be ready , I ended up moving in on the 10th which was a Saturday, and the apartment billed me 10 days of service that I didn t even use. They tried to tell me that it all adds up because some months have 31 days, but if you do math, it doesn t add up.

I probably could write even more about this place, but I think I covered some of the hot topics. But in short I wish I had stayed somewhere else. The Greens are way over priced for the service they provide. For anyone looking into the apartment, I suggest taking a long hard look before making that year commitment. I wouldn t recommend anyone staying here for the price.

They pro-rated my rent, too. They have to have permission to enter the apartment--while it's inconvenient, it is written permission signed by the TENANT allowing them into the apartment--can't complain there. The water pressure in my apartment is amazing--and the washer/dryer work fine. Don't forget it's an apartment complex, so you can't expect thick walls (really, what apartments have them?) and perfect gates. The parking lot is fine. I'm not sure if you've lived in other complexes, but be aware: The "gated" luxuries over on Penn are not gated whatsoever, and seriously, these apartments are fine. I'm tired of people always trashing them for no reason. Isn't there like a deputy, a city of okc cop, a moore cop all living there? It's a nice part of town. Don't ruin it with your trash talk.

They pro-rated my rent when I moved in on the 12th. They just fixed the roads by the mailboxes. Inconvenient for an afternoon, but the road is fine there, now. You can email your request for maintenance, also. They should have told you that. They have to have something in writing giving them permission to enter your apartment without giving you 24 hours notice under Oklahoma's tenant law. I do agree that its inconvenient. And yes, the gate is a joke. But its a safe part of town and police drive by CONSTANTLY.

I TOTALLY agree with you. We lived there for about a year and HATED it. We actually bought out of our lease early just to get the hell out of there. It's WAY overpriced for the size and quality. The water pressure there does suck and in most of the apartments it sounds like your neighbors are bowling above you if you live in the downstairs area. They would not pro-rate our rent either. We HAD to move in on the 3rd or 4th because those are the only days they do move ins or something. We lived in a one bed room and they are so TINY. We now live in a two bedroom apartment for about the same price. The greens were just thrown together to make money in my opinion. The only good thing about them was the location. ALSO, it may be a safer part of town but while we were living there my car was broken into twice and the management didn't do a thing about it. One of the nights my car was broken into there were like four or five other cars ALSO broken into. And the parking was a bit ridiculous too. I really think these people that are "commenting" on the bad ratings are just the managers not wanting to lose business... They've done the same thing to other post.

Well I have lived @ the greens for give or take 2-3 years & have lived in 2 different floorplans there. Yes I have had my issues, just like almost every1 will as long as they live in a rental community. All of my issues, some big MOST little had all been taken care of in a professional, respectable timely manner. Now w/the car theft, I come home from work real late & I always see several car windows left down for any1 to come by and make themselves welcome to the other persons possessions. Maybe those were a few of the cars? Who knows, so if your expecting to have some1 stand infront of every building in that place all thru the night? Get ready for them to have every1s price for rent go up for those new employees night shift. No where else does that. Water pressure, I personally haven't had any problems w/it, but if I had, I would have put in a maintence request in to have the O So Convienent maintence guy come fix it. Which I had an issue w/ my dryer once & called. The girl that answered the phone informed me they were required to have something on paper from the person, saying they could enter the apartment. Then went on to say they accepted: in writing, Email, fax or she even said a scrap peice of paper. Anyways, the staff probably does get on here, but probably for a different reason. They probabaly want to find out what they need to fix and work on to make whoever moves there to have a better stay. But again, I hve been there for a while and am still mostly satisified with it.

As for the road situation...I am a BIG off-road enthusiast, but having to rock crawl my way home EVERYDAY was a pain in my ass.... and don't even get me started on their attempted "patch work" with their obstacle course! It is no joke I saw a PILE of concrete behind 3 cars... I never thought when choosing the Greens i would have to sleep with a motorcycle helmet on but when the flying projectile fan blade came flying at me at 3am I seriously considered it! I thought they said in the lease that there are to be no broken down vehicles in the parking lot but i think they need to remove that clause because i feel like i lived next to sanford and son!
