I will preface this by saying that I have read many apartment reviews where apartment employees pose as tenants, or said complexes are accused of posting all the good reviews. But I have lived at Heritage Park since May, 2008 and will be moving out in a couple of weeks to move out of state. I have lived in the smallest one bedroom apartment and the two-bed/two-bath apartment in my 15 months there, the last 10 months in the bigger unit.

Much like the title of this review says, you get what you pay for. These apartments are very inexpensive, so it's hard to expect top-notch amenities. There are definitely far better apartments in the area, but there are also far worse.

There are two sides to the complex: the 'A' side where all the bigger units are and the 'B' side with the smaller units (and I think it's older, too). The 'A' side is far more family friendly, better kept and much, much better parking.

The two-bed, two-bath floor plan (about 980 sq. feet, which I rented for $628, including water) is a good floor plan, except that the "master" bedroom (both are roughly the same size) has a much smaller bathroom and closet (which is pretty much a pole set into side of the bathroom) than the other bedroom, which has a massive walk-in closet and a bigger bathroom with better counter space and a linen closet. So if you're a roommate, get the "non-master" room. Also, there was no cable outlet in the second bedroom and the cable outlets in the living room and master are back-to-back, so you are forced to have your TV there or have a wire go across the room.

The smallest one-bedroom (504 sq. feet, which I rented for $446, including water) has a joke of a floor plan. The washer and dryer are in a closet in the bedroom, which causes a noise problem, the closet and bathroom are in the bedroom and the light switches are in bad areas, etc.

As far as maintenance goes, I always had good experiences with the guys there. I never had a problem in my one-bedroom (although my dishwasher was disgusting and couldn't wash anything) and all my issues were fixed in my two-bedroom unit except for one. Advice: don't use the online system to put in maintenance requests. They are not followed upon. When I first transferred to my bigger apartment, I had issues with my washer and dryer, and they were both replaced the next day. I also had an issue with the hot water heater, and it was replaced the same day. The maintenance guys were always very nice to me, as well.

As far as the general makeup and construction of the apartments, they are old (about 30 years) and it shows. The construction is weak, the insulation is non-existent and they are aching for updates. My biggest issue has been with the air conditioning, which is definitely a joke. The air conditioners (that haven't been replaced) are all original units. If I wasn't moving out, I would be begging to get mine replaced. The severe lack of insulation and old units, etc., make for some huge electric bills, and I'm not the kind of person who runs the air conditioner all day and at 72 degrees. One month in my one-bedroom apartment my electric bill was $121, which for 500 square feet and as little as I used my A/C, it was ridiculous. If you're able to do so, get average billing through OG&E, because summer electricity prices will eat you alive. My gas bill ranges in the $35 area, and water is included in the rent. The only bug problem I had was ants in my small apartment, which I was able to correct myself very quickly.

On the subject of the employees, the two male leasing agents are great guys and were always very nice and helpful to me if I needed it, which was rare. I'm not a complainer or a confrontational person, so I never met the manager or anyone else.

Now, on to the people who live there. Of course in cheap apartments you're going to have shady characters, and there are definitely plenty of those. There were two fires in the time I've lived there, I've seen cops in the complex multiple times and the people are generally very loud. I live upstairs and it's terrible when it comes to the amount of noise I get from people who live directly below me. When I lived on the 'B' side in the smaller apartment, it was very, very dark at night and living around the people over there -- white, black, purple, whatever -- often worried me.

So, if you're looking for a cheap option that has some pluses to it (washer and dryer in every unit, solid maintenance, nice employees), Heritage Park can work for you. But to me, it seems like you have to make an effort to live there, and I don't really like that. So if you can afford a little more, there are better options in the general area.
