Updating my previous review, * marks updates.
The other reviews for this place seem a little one-sided to me. (Kind of funny that so many people go to the trouble of rating this place but leave few, if any, specific comments and ZERO complaints...) So heres the truth-- good and bad.
My complaints:
1) The over-stove exhaust fan isnt really connected to the outdoors. That makes it completely worthless.
2) The walls are not insulated well-- Rooms with lots of wall exposed to the outdoors are always warmer then the rest of the unit in the summer and colder in the winter.
3) Noise can be a problem. You can easily hear people talking or arguing outside. Sometimes you can hear the people or music above/below or next door to you through the walls or ceilings/floors.
4) On Fri & Sat nights in warm weather, theres a fair amount of drinking/arguing outdoors. *This has gotten a little better.*
5) This isnt the fault of the complex, but its often hard to turn E onto 122nd (towards the Hefner Parkway.) This problem may get worse if the high school gets built across the street. (Construction, extra traffic, etc.)
6) No recycling facilities are available.
*7) Dog crap is everywhere. People don't clean up after their own dogs like they should and groundskeepers aren't picking it up often enough.*
*8) Toad infestation! On summer evenings, you literally have to watch every step you take to avoid crushing one of the toads on the sidewalks (or stepping on the remains of a toad that someone else stepped on.) There have to be thousands of them here. I really don't know what the management could possibly do about this, but it's something to keep in mind if you don't like slimy creatures.*
Things I like:
1) *Aside from the dog crap...* Beautiful surroundings. The stream and ponds are gorgeous and soothing to listen to *although sometimes algae is a problem.*
2) Layout of 720-sqft 1-bed unit is terrific-- Ive got both E and W-facing windows. The bar-style counter between kitchen and living room is great for watching TV or socializing while cooking. And I can go from bedroom to bathroom without being seen from the living room (which means I only need to close the bedroom blinds for privacy.)
3) On-site office is handy, maintenance is fast and done right *once the maintenance staff actually gets the work order. (There have been a few times when my requests were 'lost in the office shuffle,' leading to delays.)*
4) Dishwasher and washer/dryer are good quality and work well.
5) Police station very close to complex means police cruisers are always driving by on 122nd. This may help to deter some crime.
6) Close to Hefner Parkway, the turnpike, and plenty of shopping.
I really do like the Invitational and would recommend it, blemishes and all.
