Was a Decent place at one time and I'm sure it can be again !

Never saw any roaches , guess we were lucky --loud music and people hanging out all hours of day and night--yes , hard to get any rest or peace and quiet --recently the new manager attempted to charge us an extra $25.00 fee as they wanted us to not only take a day off work for them to spray for bugs but remove all our food ,dishes , and animals out of the unit for this to be done ( usually takes all day) legal=no , way for new manager to pad accounts =yes , I used to refer this place to everyone , now with the amount of low class people they have allowed to move in that seem to not care about anyone else --its very quickly becoming an unsafe place to live. Law enforcement in the area unfortunately ( but not illegitimately ) refers to the complex as the Meridian Ridge Projects.

Maintenance crew is solid, though limited to what they are allowed to fix by the various managers that have been at the property since we have been here. Most of the stuff we needed addressed was done in a timely manner.

In all fairness , I think the current manager Tammy is trying hard to fix the problems dumped on her by the previous manager --it was he who did not screen tenants well and allowed alot of the riff raff in , who can be difficult to remove.

As a former large unit property manager myself , my suggestions would be to have a zero tolerance policy for the residents that disrespect others with excessive noise , foot traffic to and from their units and hanging out etc.. give them one warning , and if they continue give them the boot , let them be somebody else's problem.

Presure to get vacancies filled to increase short term property revenue I'm sure is difficult to resist , however having solid , hard working families as your tenants that would support a safe and positive atmosphere in which they want to live will pay off many fold in the long run and be solid tenants ( and sources of revenue for the property) for an extended time.

Don't push these tenants away by providing crappy customer service should they come to you with legitimate concerns ( lip service )

Do embrace your long term tenants that are paying your bills and salary and cultivate healthy relationships with them of trust , understanding and respect, work with them to clean up your community and keep it a decent place to live. your long term tenants have a vested interest in keeping the place they live , safe , quiet , clean etc...

Screen your tenants better--that heavy set woman with 2 young children in tow equals her babies daddy's and their friends not only potentially living in your unit rent free and not on a lease but hanging out on your property causing distress to your other tenants with their weekend parties and disrespectful attitudes towards those around them --what do they care , they don't live here '

Kudo's for finally getting the light at the animal poopy station fixed --allows one to not only see the dog poop that some punk was not strong enough to pick up after their animal deposited it ( and hopefully not step in it hehe)but also provides a measure of safety as opposed to having no light in the area at all ---a sign stating this area under observation is legal as you have the right to monitor your public areas on your property--a small camera can give you evidence to confront offenders and hopefully resolve the matter informally or if necessary Oklahoma law allows you to charge them a fee for repeated violations of property rules. My opinion is if your not man/woman enough to pick up your animals poop when you allow them to do it in a public place that others have to use--you are not worthy of having the love and responsibility of that animal.
