I have lived at Pheasant Run for two years this July. I would have moved out sooner, but they only allow one year leases and because I moved into a two bedroom after the first year, they made me sign another one year lease. The management is very nice, but they don't do much if you have a problem. We've needed new windows in our aparmtent since we moved in...you can literally watch crickets jump in from the window sill...one even landed in my coffee one day, DISGUSTING!! We've recently discovered termites crawling out of our bathtub drain in the morning, and they have taken over the hot water tank closet. Nothing has been done yet, and we will see if anything is done. Our heater broke TWICE this winter, conveniently during two ice storms. We froze our hineys off. Also, it's very expensive to keep the place warm enough...probably due to the bad windows. The mailman also crunches your mail into your mailbox. The mail used to not bother me, until last week when my court papers were literally RIPPED open from being smashed into the mail box. I let management know about this, but I'm not sure if anything was said. The water is also constantly being shut off for some reason or another, and they never give warnings, if they do it's about 5 minutes before it happens. And the thing that made me most upset while living here...There are a lot of people from other countries that live here. I had an Indian guy that lived below me who used to cook food...very aromatic food, not bad smelling at all, but when he cooked everyone knew it. Well, management took it upon themselves to send out fliers to all of the apartments asking people to please cook less odorous food and save the "exotic" foods for when they eat out. That is by far the most ignorant thing I had ever seen. It upset me greatly because I'm sure that the people they were directing that at knew that they were talking about them. They also have a no pet policy (at least that's what they told me) but a few of my neighbors all have pets and management knows and it's okay. I wasn't even allowed to watch my friend's cat when her grandma died. I'm not disgruntled, I'm just letting everyone know the problems I've experienced while living here. I will say that the apartments are very affordable and the landscaping is amazing, it's also super quiet. There are also a lot of people who have lived here for 10 years. They are old though and rundown. I'm actually planning on buying a house in a few months, but I can't take the crickets, and the mailman, and my crazy neighbor any longer, so I will be finding another complex until I find my house.

OH YEAH...They have this security guard that sits in this hut after it gets dark out. HE IS A FREAK!! He gives me this look like he wants to kill me when I come home at night and he's always hassling visitors. He's actually probably the thing that I hated the most about this place. I really don't think he's all there and he takes his job WAYYYYYY too seriously.

I absolutely adore the guards. I came home one night and Mark came up to my apartment to tell me I had left my dome light on. Had he not done that I would've woke up with a dead battery. Good luck finding another apartment guard that cares that much about thier tenants! And I'd much rather have them "hassle visitors" than have unwanted strangers running amuck on the grounds.

I agree, its *expensive* to keep the place heated and cooled, the apartments are showing their age for sure, the windows aren't sealed well at all, I thought I was the only one getting crickets coming in through the sliding door -- when it was completely closed!!! Guess not!!!! Had the same problem with the mail though, but I never complained, so I guess thats my fault. 100% agree with "The water is also constantly being shut off for some reason or another, and they never give warnings, if they do it's about 5 minutes before it happens." Also remember when we got the "exotic food" flier -- that was the only issue I had with "racism" at the property. Never had termites or hot water heater problems so can't comment on that, but that security guard, if its the same guy, I agree with you, he is a bit weird and takes stuff a little too far. But hey if it keeps us safe.. as long as he didn't try to rape me I was alright with it. :-p Upgraded to a better place, paying a bit more but totally worth it.
