"Do Nothing" Management

This complex has a "do nothing" management staff. They're very good about putting threatening notes on your door, fining you for putting your trash out the night before pickup, not putting your trash bags "within 3 feet" of the curb, etc. If a trash bag is put out the night before, one of the staff will actually open the bag to find ANYTHING with your name on it! There is only one dumpster on the property. Any requests for just "maintenance" are often ignored. Just before the pool opened on Memorial Day, they stripped all the old cushions from the pool patio furniture, and have not replaced them--regardless of the requests and pleas from the residents. What's left are the loungers and chairs with riveted metal "grid" with brads protruding up for us to lie on! There are at least four stray cats on the property that get into everything. We've had EIGHTEEN straight days of rain in OKC (and flooding), and they still run the sprinklers in the evening! Another complaint I have is they refuse to scrape snow and ice and salt the sidewalks in the winter. Several residents had falls with minor injuries. Requests routinely get ignored--the office is open only a half day Saturday and closed on Sunday. When it's 4:55 pm on weekdays, they're headed for the door. Until the management staff is replaced with competent people, Quail Landing will continue to lose residents. The present management blames everything on the "corporate office" and lack of money. I don't buy it. They're just lazy and don't care about the people living here pay high rental fees...........Big Jake

It is unfortunate that you feel this way. The majority of the staff on this property have been with the property since before it came out of construction. We do enforce the rules. This is a nice property and it is our goal to keep it that way. Having blowing trash all over the property because residents choose not to tie their bags is not acceptable. In response to things being blamed on "corporate" this is ridiculous and I have personally never heard any member of my staff say such a thing. We are a business and we do have a budget. But I also work for an owner who will do whatever it takes to make our residents satisfied with their stay here. I've worked for many "management companies" who only cared about the bottom line. I assure you this isn't the case. An example would be that of our pool cushions. Yes, the cushions were disgarded at the beginning of the season because they had been ripped and torn due to resident misuse. We do not have the common, strapped pool furniture you see at most apt. complexes. We have very nice, cast furniture with custom cushions. Because they are custom to our furniture, they had to be special ordered. Unfortunately it took longer than we expected for them to arrive. As to the "continue to lose residents" comment, our property remains between 95-98% occupied on average, all year. If you have any comments in the future, it would be helpful if you would contact me directly and I would be glad to address your concerns personally. It is my goal that everyone living here is satisfied.
