This is by far the worst apartment I have ever rented. Sure, they are cheap, but even at these prices you aren't getting your money's worth. The apartments are tiny, drafty, and run down. The kitchens don't have dishwashers or disposals (or counter space, for that matter). The windows and the AC were broken when we moved in- it took 4 months and constant phone calls to the owner (not management, they don't do anything) to get the AC fixed, and it still doesnt work right because it is a window unit that is split with duct work to cool two rooms. It is always freezing in the bedroom, hot in the living room, and when you change the temperature the thermostat sends off sparks. The windows are still not fixed a year after we moved in. Our neighbor had a leak in his roof so bad it ruined all his furniture. It took nearly 3 months and refusing to pay his rent before they fixed that, and then the next time it rained hard it started to leak again. There is 1 assigned space per unit and that is IT- there is no visitor parking- there isnt even a space for the office, so the management and maintenance people park in resident spots on the rare occasions that they are on site. There is parking on the street, but it floods EVERY time it rains- as in, at least 6 times in the year that we have lived here, the street has flooded so badly that cars were under water up to the door handles and the street was impassible, meaning that nobody could get in or out of the parking lot. There isn't a big crime problem but the neighbors are noisy and trashy, the police get called out at least once a week, and there are a lot of teenagers that like to get in fights in the street. There are two buildings with 16-20 units per building. Each building has 1 water heater for all of the units AND the laundry room. Even in August, with both washing machines in our laundry room broken, we still can't get hot water half the time. I have NEVER had a shower that was hot the whole time. The water pressure also drops to a trickle quite often. Management is rarely on site, never returns phone calls, and changes at least once a month. You can't receive packages in the mail because management is never here to receive them, and even if they were here to pick it up, they would be gone long before 5, so no working person can ever see them to pick up a package or do anything else. They have accused me of not paying the rent several times even though I have paid on time every month, and they love to stick on extras. They used to charge for gas. The wouldn't take the gas bill and divide it up- they "estimated" what they expected a unit of a certain size to use in a given month. The amount changed every month and was outrageously high. They recently stopped charging for gas (probably because they had too many complaints) and instead began charging for water/trash/sewage. For our tiny 1 bedroom unit they charge almost as much as our friend pays for her whole house. They offer an all bills paid package, but the unit is smaller than ours and they charge more than we pay for rent and utilities combined, and we are very wastefull (lights and AC on all the time, two computers running 24/7, etc). I could go on and on, but you get the idea. This place is a dump, the owners don't give a crap about it, and maintenance is non-existent. Run away as fast as you can.

I'm the owner of this property. This review has a fair number of inaccuracies and distortions of the truth: 1. This tenant never called me. It's impossible since the managers don't give out my information. 2. There has always been an on-site property manager, full-time until January 2007, part-time till July 2007, and now full-time again. Call and ask for Kim. 3. 30 of the 48 units have been renovated in 2006 and 2007, including new kitchens and baths. Even if this tenant had an unrenovated unit, they could have asked, and would have received a renovated unit. Check out photos on any of the leading online rental sites. 4. This person claims they never had a hot shower the entire year they were there, including a snowy winter. Hard to believe, personally, I'd have moved out immediately, not waited a year. In fact, the water heaters are commercial grade heaters, less than 3 years old, one of them brand new this summer. 5. Yes, we have some small one bedrooms. But we also have 600 square foot 1 bedrooms and 800 - 900 square foot two bedrooms. If this tenant didn't like their apartment size, which they would have seen when first visiting it, why did they move in in the first place? 6. Yes, we do billback for water/sewer/trash. Unlike most other properties, however, gas is included in the rent. So the TOTAL utility cost to tenants is about the same to other properties. This is all in the lease, so if this tenant had such a problem, why did they sign the lease at all? 7. Yes, I know of a couple of times that there has been flooding on the street. However, the tenant fails to mention that OKC had highly unusual torrential rains this year, and many streets throughout the city flooded, not just this one. 8. The photo of the truck on the lawn, although a violation of our policies, is a moving truck. Obviously the tenant wanted it as close to the unit to avoid carrying heavy furniture a long distance. A one-time incident doesn't make this a trend. 9. The roofs were replaced 5 years ago, and under warranty should anything go wrong. Besides renovating apartments, we also renovated the office, upgraded the landscaping and are about to put in all brand new laundry machines. This former tenant took a lot of effort to write this review, photos and all, and it is full of anger. I don't know, but this sounds like someone we probably evicted who is seeking revenge.

BS. I live here now. Noise every night, "thugs" hanging out all the time and arguing at 2-3AM. Don't get me wrong, the manager is great and the apts "mine" is clean... just get rid of the ghetto rats and maybe this place would be half alright.

I also live here, and have experienced many of these complaints. The office says open from 1 - 5 and the open sign is always up, but nobody is there!!! Mindy and Amy-jo are a piece of work. mindy does nothing for anyone or show up to work most of the time, i usually see her driving off during the day while she is supposed to be attending the office but i guess we call that "official business" Amy-jo her supervisor is a very slimy person, this is someone you dont want to turn your back on!!! i have been asking for months now for things to get fixed in my apt. when i moved in i was asked to fill out a check list of all the rooms and appliances condition, NOTHING HAS BEEN FIXED!!! bugs everywhere, sink leaks, crack heads outside, garbage everywhere, Last week we lost our dumpster for a few days so there was a pile of garbage at the end of the parking lot. This place is embarrassing and i could never bring friends or family here!! There is 1 water heater to supply 22 apartments, I have not had a normal shower since I moved in here, its either freezing or scalding hot water. This place is a ---- hole and I am stuck in my lease, if you have kids RUN!!! I would love to hear from the owner my email add is westgate.tenant@yahoo.com
