I lived there for nearly a year. I moved out early because 1) My wife works nights, and Matt, the manager, told her that I would go over to another womans apartment at night, leaving our 2 year old son alone in our apartment. Which was a LIE. 2) Matt told some other tenants they could park in my space while their space was being re-paved. Nice, except for the fact that I needed my parking space. Then, after I complained, my car ended up having sugar poured into its gas tank. 3) Once, while I was swimming in the skunky pool, Matts best friend, who happens to live at Cedar Oaks, brought some beer out and offered me some. Latter, Matt told my wife that I was drinking beer in the pool area, which is not allowed. 4) When my pet snakes heat lamp burnt out I put him on my back step, to get some sun. When I returned with a new heat lamp I found my snake dead. I asked the handy man if he knew what happend and he told me that his son killed it. WTF'
In short, I was harassed by the managment and treated like crap. Then, when I told them I was moving out they sued me. I won, and they ended up paying me back over $300.

cedar oaks policy is and always has been to avoid becoming involved in tenants personal issues.ocassionally however, situations do arise which require our involvement. issues involving the endangerment of children can not be ignored. tenants actions dictate the treatment they receive.my staff and i have been at cedar oaks for 5 years. in that time we have only had to seek a Forcible Entry & Detainer(eviction) 4 times. upon lease signing, a copy of the rules are provided to the tenants. tenants are required to initial the lease to show they have received them.therefore, a tenant who breaks the rules has only themselves to blame for the action taken against them. furthermore, a forcible entry & detainer is not a law suit. it is required by law to legally reoccupy our property. the $300.00 that was refunded to Andrew & Victoria Holt was merely their security deposit being refunded as per the mediated agreement between both parties.this fact is public record. small claims # SC2003-815 filed 8/8/2003. matt goodwin |

I agree. I lived there for 17 months and finaly moved after Matt started giving me a hard time. I have to say that all was well untill I told him I would not date him. Pretty women LOOK OUT!!!

In reponse to your comment on COA staff, I personally have lived here for a number of years and I have NEVER heard or seen the staff treat any resident like you have claimed. COA treats there residents and prospective tentants with the upmost respect.

in response to michelle nunnley's highly suspect claim, i'm not sure how she got "let's date" from "please pay your rent on time for a change".our records indicate ms. nunnley's troubles began after consistent late payment of rent it is also interesting that ms. nunnley is the person that mr. holt alledgedly was visiting while his wife was working. also interesting that their comments were posted on the same day, what a coincidence. just wanted to clarify this matter, as her claim is false and intended to be hurtfull.

Well, I'm not buying it, Cedar Oaks, has been nothing but professional in my 5 years tenancy. It's the best kept secret place to live in Stillwater if you want to be in the less traveled part of town, rent is resonable, repairs are down within a resonable time, staff live on the site. Never knew about the brew ha going on. I consider myself a nice looking avialable woman, never had any problem. I'm only leaving because I'm moving to Tulsa. COA is family friendly! Just grow up and don't leave the kiddos alone at night or running around the circle the is a pool! What if the building caught fire, think about it Sincerely, LM |

As an apartment industry professional I find the comments that Mr. Goodwin is making are not on a professional level. As I am helping a student find housing in the Stillwater area I checked this site to se what others were saying. What I found is that this apartment complex SEEMS to have a very high rating, but as I checked closer the comments seem a little too organized and perfect, and then i read the comments to some of the negative comments. I was shocked that even the manager is airing his dirty laundry. Professionalism goes a long way in selling your product. Thanks for letting me see the real side of this property so that I will not make the mistake of placing my client in such a place.

Seeing as, I lived in this apartment and visited with Mr. Goodwin frequently, I believe I can voch for his charater. And I think he is a great guy. He does what is necessary to keep his apartments running smoothly and everyone safe. Which I believe is a "professional" way to run a business. I have a son and if someone was leaving him alone, I would want to know. Not only is that a liability to him but as a mother, I would be truly greatful to know that the staff cares enough to watch out for my family. As far as your Professionalism "leasepro", not knowing anything about Mr. Goodwin or these apartments and sticking your nose into others businesses, I call that very unprofessional. And as for the above Mr. Holt, My son played on the grounds that you left your nasty snake sun bathing in. And if I would have found it, it would have been mutilated and shredded. That is very unsafe to leave a giant snake laying unattended where children play. And if you really cared about your pet, you wouldn't be so stupid to leave him on your doorstep while you go out shopping.

I just have to respond. My wife and I spent months looking around Stillwater for my daughter's first apartment. We picked COA based on the quality of the grounds, and after personally meeting Matt and expressing how important it was that my daughter get the kind of care she deserves as a tenant. Matt has been awesome. These are not incredible, new, gigantic, apartments, but nice respectable places for young couples and students, and even a few professionals looking to save some bucks. I've owned rental property too, and nothing Matt has said is inappropriate in these responses.
It sounds like the entire episode with Mr. TikiMan (Hmmmm...) and Ms. Nunnley was just a case of marginal to unacceptable apartment complex behavior, that the management handled as best as they could. Oh, and I too have owned and raised snakes. I can't imagine ANYONE leaving a pet snake outside and not expecting it to be killed or stolen. While I do NOT agree that a snake should be mutilated and shredded, there is no doubt that most people cannot distinguish a harmless snake from a dangerous one. Any concerned parent would have been horrified to find a snake unattended in a playground. Even if the snake was caged (which hasn't been discussed) it's a SCARY thing to many people, particularly children. Good grief.
