Kiss your deposit goodbye

They will make up charges in order to steal your deposit. They will claim that they make the units perfect before you move in, then fail to fix things you find. I moved in with unpainted walls. I was told all year that they would paint the walls but never did. The heating and electric bills were high due to the use of a heat pump and limited insulation.

The area has a problem with flooding and overhanging trees. People leave their garbage by their front doors and the trash bins are used by the community. Campbell Management, who owns the property, will also charge you $12 for trash.

While they did have the carpets "cleaned" before I moved in, they were stained. When I moved out, they charged me over $200 to clean the carpets, $55 for a supposed hole in some wall they never identified, they also then charged me another $120 to clean and prep the house.

This was after I and my family spent 3 days cleaning the house prior to dropping off the keys.

I am very upset with how I was treated there. My friend who also lived there received the very same treatment. He even had ant problems in his kitchen. They initially told him that it was his problem.

I would not recommend renting any property from Campbell Management. They are sleazy crooks.

What was left of my deposit came back 12 days after the 30 days allowed by law and after I called to complain about it. 6TrHFn6pn7poyqNlKEgn

I have to respond to this. When we paint units we always inform the future tenant that the unit will be either painted or touched up IF it needs it and not until after the future tenant has moved in. The bills at Foxfire are some of the lowest in Stillwater. They are total electric units with high-efficiency heat pumps and cellulose insulation. The utility bills at Foxfire at that time averaged 70 to 80 per month for a 1,100-1,200 sq. ft. home. This is really efficient for this type of unit. None of our homes in 30 years have ever been flooded by outside rain. The area is not flood prone at all. Trash bins are used to prevent curbside trash because animals were getting into people's trash containers and strewing it all over the place. We charged $12 per month because we had to fire the City of Stillwater trash service because of the unsatisfactory job they were doing. We hired a private trash company and they will not individually bill our tenants. So the trash is usually charged by the City of Stillwater on the electric bill but it is not because it is charged by us. We actually save you about $.17 a month! A prep fee is in every lease and is told to every tenant before they move in. This is a standard fee. As far as the deposit is concerned. We return deposits within 30 days of the end of the lease with rare exception. I don't know this particular incident. We also send all deposits to the address of the rental unit. All of our tenants are informed they need to have their mail forwarded. This may take up to 2 weeks. So this might explain the delay. I'm not sure that we charged $200 to clean the carpets. I have never seen that high of a charge at Foxfire. Maybe there was another charged included in that figure? At any rate I am very sorry for your perception of our company. Sincerely, J. It clearly states that management of Foxfire had to justify their wrongdoings once feeling guilty after reading the comments about them. Hopefully, this doesn't happen to future tenants. Whereas, there are other rental companies within the Stillwater area who should be reviewed periodically for their crooked ways.
