We lived at the Arbors for several years and loved living there. Our apartment was huge, and we had a great view of the large lawn, forest (now a sports complex) and creek.
Really, the management is no different than other apartment complexes in the area. You have to be pro-active, and stay on top of the situation.
Make sure you get receipts of all deposits you pay, the lease agreement itself, etc. because management banks on the fact that in a few years, you won't remember where and if you kept all paperwork.
Upon moving in, inspect everything and document all repairs needed to be made, from damaged blinds, to any wall holes, etc. Take pics and video if need be. Make a list of each room. Have the mgemnt sign your "to-do" list. We had them replace all blinds, replace the kitchen floor, dishwasher, outlet covers, screens, etc. They eventually got everything fixed or replaced.
We were told that there would be a manager on site the day we moved out, to check the condition of the apartment, but there was not. We insisted an employee check out the apartment that day, because we were leaving town. The management had NO lease agreement in our files!!!! Luckily, we had kept ours, and all other papers. This was the only document stating our deposits due to us.
They kept coming up with reasons to not refund our deposits, despite our meeting all conditions, such as notification, etc. We did eventually get a check issued to us, but it did take phone calls to the management.
If you keep ALL paperwork, have them initial and sign them, and keep them in a file...DO NOT LOSE OR MISPLACE ANYTHING... you will triumph in getting your deposits back. This is true for any apartment, anywhere.
Overall, we loved living at the Arbors. Except for employee turnover and management turnover, who won't remember when you moved in, it is a nice place to live. It is your responsibility as a renter/resident/tenant to keep your legal papers intact and organized. Don't count on this office to keep your file updated or current.
