I am a soldier returning from Iraq and recently out of the military. I hoped to find a reasonably priced apartment in South Tulsa. I'd have to say that the 2bed 2 bath upstairs apartment in general was in good condition. The staff was pleasent at most. Never rude though. Below is a list of reasons we left.
1. Parking: You have to pay 15-50 dollar fee for covered parking, which is mingled in with uncovered. The uncovered parking spaces are VERY limited in order to push tennants to buy the covered spaces. My girlfriend arrives home from work in the evening and has to walk a unsafe distance in this Un-Gated complex to our front door. Also, the only uncovered parking spaces have pine tree's that lean over the complex fence and drip tree sap onto the hoods of our vehicles.
2. Leaking Hot Water: Our hot water tank is above the clothes dryer unit. A month after move-in, it took a dirt nap and water leaked everywhere. It took them more than 24 hours to fix it. After it was fixed, the wall that covers it had severe water dammage. We asked if they were going to replace it (for mold reasons), and they said when we move out it would be fixed. After the water tank was replaced our water tempurature was cold for about a 10 minute shower. Remmember, it's a 2 bedroom apartment. 10 minutes is not enough.
3. Appliances: The appliances are very old. I realize that most of Tulsa's Apartments provide older appliances, but these were stoneage. The microwave was new. The dishwasher was so loud we were forced to only run it when we left for work or when we went to bed. The television could not be heard with it running.
4. Internet: The only internet outlet was in the master bedroom. We did not have a balcony on the 2nd floor but we did have a sky lights (which consist of two 2'x2' holes in the ceiling) So we had to run an extra long coax cable from master bedroom to the "sun-room".
5. The lease: The lease said $727 for 6months. For the first 2 months we paid just fine. Then the third month came up and we got a notice on our door saying that we were delinquent of 2 dollars. I went down to the office and showed them our lease and they said that they had made a mistake on my copy and that it would be easier for me to just pay the two extra dollars every month rather than re-write the lease. I complied. Sounded kinda hokey though.
6. Landskeeping: All Case & Associates groundskeepers mow their lawns around 7-8am. If you don't have an alarm clock it's a wonderful wake up call!
7. Neighbors: If you have a heartbeat, you get a lease. The quality of tennants were subpar. Again, this is not a Gated complex, so apartment saftey gets a F. There is a roving security patrol that i've seen once in 6 months.
8. Lighting: No lighting in smaller bedroom. Not a big deal, only a anoyance.
9. Trash Recepticles: Constantly overflowing.

I moved in this apartment complex in september and the appliances are old and the parking is very limited. However, i have 2 cable hookups, no leaks, no problems with rent agreement, and have never seen the trash receptacles overflowing. I even had a problem with my cabinet and the day after i placed the complaint- it was fixed. I like that the office staff is very polite and my neighbors are quiet.
