I have been at this apartment complex since December and I hate it! Here's a copy of the letter I just sent them yesterday! To date I have submitted verbal requests numerous times asking that the leaky window in my bedroom be repaired. I have called your office every time it rains and informed you that the window is leaking again. I have also notified you that the carpet in front of the window gets soaked every time it rains. I have been calling about this issue since December. In February informed you, in writing, that the carpet was molded. Since then we have found slugs, and house centipedes in our apartment. Your resolution was to send a carpet cleaning crew to extract the water and spray mold killer. This did not resolve the problem. The carpet will continue to mold until the window is repaired or replaced.
I called your after hours maintenance last Sunday the 17th at 11:00pm because my refrigerator stopped working. I was told the only thing maintenance would do is bring a bag of ice in an hour because he lived in Sapulpa. I was also told that he would be at my apartment at 8:00 the next morning to replace my refrigerator. By 9:15 he finally showed up with a refrigerator that was not cleaned out and doors that were on backwards. During the installation of the fridge my fiancee and I told him while using our garbage disposal that morning a piece of rusted metal broke off. My fiancee pulled the rusted metal out and threw it away. We were told he would be back to replace the garbage disposal, move the old refrigerator and he would switch the doors on the new one. It is now the 25th of July and the garbage disposal still needs replacing, the old fridge still sits outside of my apartment and my fiancee had to flip the doors on the fridge because no one ever came back.
Saturday I called your after hours answering service at 6:00pm. I informed them that the rain had flooded my bedroom carpet again. By 7:45pm my fiancee called because we had not heard from maintenance. We were told they would get a message to the guy on call. By 11:25pm we still had not heard anything so my fiancee called again. Someone finally showed up at midnight to look at the window. When he got there, I pointed out the leak. He said there was no excuse for the repair not being made. We also had him pull back the carpet (which was still soaked) and inspect the tack strip and carpet pad, both of which are black with mold and mildew. I asked him if it was necessary to put new carpet in and he recommended it. While there we told him of the old refrigerator outside the apartment and the garbage disposal that was broken. He said he would be back on Sunday the 24th to take care of all our repairs and remove the old refrigerator. He never showed up.
I am writing to your office requesting that the window be repaired, the carpet and the garbage disposal be replaced and the old refrigerator be removed. I am also requesting that you spray our apartment for pests because of the bugs that have shown up due to the molded carpet.
It is my intent to vacate the premises thirty days from the date noted above if you do not remedy your noncompliance as provided in the residential landlord tenant act. Further, I make formal written request for the return of my security deposit in full, less normal wear and tear as prescribed by the act. I will provide my forwarding address prior to vacating and request that you do an exit inspection in my presence on the vacate date in order to determine the disposition of my security deposit.
