The Highlands sold AGAIN after bankruptcy

The Tulsa World newspaper reported today, March 13, 2009, that The Highlands (formerly known as The Falls) was sold again to a Nebraska company.
An excerpt from www.tulsaworld.com/ :
"Haley Associates, an Omaha firm that owns apartment complexes across the Midwest including two in Oklahoma City, bought The Highlands, a 593-unit property at 6000 Memorial Drive. The seller was Freddie Mac, the government-controlled mortgage company that acquired it through foreclosure, said Aaron Hargrove of Hendricks & Partners, a Phoenix firm that brokered the deal.
Hargrove said the relatively low price was largely due to an occupancy of 65 percent and the complex's somewhat deteriorated condition.
"There's been a fair amount of deferred maintenance for years, as well as poor insulation and bad windows leading to high energy costs in summer," he said. "That's led to a lack of stability in occupancy for just about every owner."

I currently live at The Highlands on a 6 month lease. My husband and I are moving out next month. The new ownership is doing a better job so far than the last company. They are very professional, and the maintenance guy fixed multiple problems when he came out to fix our oven. I live on the quiet side of the complex near the neighborhood off of Memorial. It is nice over here, although I wish the spot that obviously used to be a pool was one. It is now a cement pad. More than half of the units are currently empty over here, because they are renovating all the empty units, not taking any new tenants until supposedly June, when they will be ready. But with all the problems the other units have had, (one leaked water out the outside wall when a pipe broke) I think it will take them longer. The old management company, Capital, sucked. Our unit was definitely not move-in ready when we got here. They didn't even have the water turned on in the shower. We were supposed to have a unit with washer and dryer hookups, but when we moved in, there were no hookups. They didn't even know which ones had hookups! They told us they would transfer us to another unit that had hookups, but kept putting it off every month. Then the complex got bought and now they tell us we can't transfer because they are renovating all the units. But other than a couple problems, which mostly got fixed, we are happy with the apartment. It's very large, and has a great view. But we are moving to a nicer place with washer and dryer in the unit. Oh, by the way, the laundry room here costs 1.25 for wash and 1.25 for dry! So expensive!

Thanks 4 the update. Glad to hear management has improved. Hey could you tell me, do they still have a lot of cats running around? We felt so sorry for the critters as they were obviously abandoned. So cruel. My girlfriend took one of the cats and gave to her mom. A big grey tabby. I know some people tried feeding them. but others would turn over the food bowls et cetera. (but then that was one of the drug dealers who was later evicted) Some lady used to try & catch them for the Humane Society. Whoever says cats & dogs can manage outdoors on their own deserve a good kick. After they chopped the trees down the place up on the hill is nothing but cement and a few bushes. Yet two times I saw a possum eating trash outside somebodys door. Ha, a possum!
