problems with rent checks

We moved in Nov 2002 on a year lease at $479/month. After that was up, we renewed for another 6 months at $469/month. In March 2004, we dropped off our rent & water checks in the same envelope as always. We got a notice saying we had not paid rent. I called the office and they said they didn't receive the rent check but they got the water check. They made a copy of my carbon copy of the check and said to put a stop-payment on it and write a new one for our rent amount minus the stop payment fee, which was $15. The next day, I brought in the stop payment slip and a new check for $454. They made a copy of the stop payment form and took the check.
In April 2004, we renewed for another year at $440 a month with May & June at $340.
Also in April, we got a notice saying we owed $15. We called the office and they said we paid $15 too little in March. I went over that whole situation again and they said no problem they would take care of it.
In May 2004, I paid $340 per our renewal. We received a notice saying we owed around $60-80, I forget the exact amount. I called the office and they said it was a mistake and they would fix it.
In June 2004, I paid $340. Today, June 16, 2004, we got a notice saying we owed $15. I called the office. They said our rent is $411 and we only paid $340. For one thing, that isn't a $15 difference. I said our rent has never been $411 and explained our renewal. She put me on hold and came back and asked me to find my renewal and read it to her, so I did. She put me on hold again. She came back and said that back in March, we only paid $454 when it should have been $469 and that $15 has been rolling over every month. I explained March's events to her and she put me on hold again. She came back and said ok and they would take care of it.
Wonder what notice I will get next month...

A similar thing happened to me... Before I signed my first lease with GoB, I asked to see the apartment I'd be renting (it hadn't been ready before then). I had given my deposit over three weeks before this day, and found the cleaning dates had been mixed up and my apartment hadn't been cleaned, carpets not replaced, etc. All together, it was a very dirty, dingy apartment, with 20yr old appliances (microwave still had knobs). When I switched apartments (thankfully, there was another one ready that HAD been cleaned), I paid my 1st & last months rent. For the next two months, I received collection notices and legal notices screaming 'cease and desist' and 'you have 30days to vacate' - I had to go down to the office every time with a copy of my daily bank statement to prove I had paid my rent. I found out later they had been taking my money and posting it to the wrong apartment (the old one). I understand this could be a simple mistake, but not on a consistent basis, especially if the tenant constantly brings it to your attention. If these 'lease specialists' (the term is as loose as...well, never mind) would have just graduated high school, gotten a G.E.D., SOMETHING, we possibly wouldn't have this problem.
