It's OK...But only for this year

So I've been here approximately 3 months.
The apartments themselves are spacious and what I was looking with my budget ($414 including the 5% student discount).
I haven't had any problems with the staff.
Previous mentions about the water problems no longer need to bother you, just don't expect to run a load of laundry, do the dishes, then take a hot shower.
Maintenance usually takes place with in 24 hours of making a request, at least for me.
Parking isn't a problem as I always have a place next to my building.
The balconies are nice and I enjoy having my own fullsized washer and dryer.
Unfortunately this place is falling a part.
My balcony doors don't fully shut, even after two attempts by maintenance, my guess is something with the foundation sinking.
There are no windows, just the improperly sealed doors, so if you want to air out the place expect bugs (and possibly a bird or two) to come in to visit.
All the appliances are at least 15 years old (the microwaves are a bit shoddy as is my stove top).
My cabinets need to be completely redone, the bottoms are made of press board that has warped beyond belief.
The noise policy in the lease agreement is vague, only stating that people should use "reasonable levels" of volume.
The people above me seem to think that blasting their bass and shaking my apartment is reasonable.
I've complained a few times to the managers, but nothing has been done.
The ceiling fan was unbalanced and coming loose.
Their attempt to fix it did nothing, and my attempts to correct the balance were a lost cause.
They also have changed their payment policy twice since I've been here, how to pay for the water and then deciding to charge separately for waste disposal.
There is no fitness center as advertised, but the pool is nice.
I also have problems with leaks when it rains, it has something to do with how they designed the balconies above you (water runs along wooden beams into my door frame), I notified them of this but I don't think they can fix it with out rebuilding the whole complex.
The area in general is quiet, as there is nothing out here except a barber shop, pay day advance stores, and a mexican bar.
Construction in the complex next door creates a little bit of noise.
It is important to know that an AIRPORT IS CLOSE BY AND YOU SHOULD EXPECT TO HEAR PRIVATE JETS AND PROP PLANES FLY BY AS THEY APPROACH THEIR LANDING, but I actually enjoy that.
The complex is close to everything you need (Walmart's 5 mins in either direction, Planned Parenthood 2 mins), 10 mins away from brookside area and very close to the river (one block west).
Overall, it's an OK place.
I've lived in better and I have certainly lived in worst.
However, the only thing keeping me here is the 1 year lease I signed.
The price I'm paying was what got me here, but as I found out you can get much nicer and closer to actual "life" for the same price or a little bit more.
