Originally I was not going to renew my lease, but now with the new management [Nora] I have seen many improvements and have decided to renew.

The new management actually care about this complex and the tenants.

I love it here and would not consider living anywhere else.

the only way someone would write a good review about these apartments is someone working for these apartments. this place is a dump. its violent, i had a gun pulled out on me a month agon by a 13 year old kid. there is no security here at all. over 60 percent of the apartments are empty. the empty apartments have busted windows. people use them to have sex in them and use drugs. people drive around with loud music all all ours of the night. there are broken down cars all over the place. people with pets leave food out on the steps for the animals so u get ant and roaches all year long. kids are allowed to roam through here all hours of the night screaming and fighting. like i said theres no security so who is gonna stop them. people cars get broken into. trash is rarely picked up on time. there is mattress and furniture strung out all over the place. this place is truly a GHETTO. the only people would renew there lease is because they have no other options. just drive throught this place at night and u won't feel safe. even in the day time people are looking to steal from u. the only reason there aren't more reviews of this place is there are alot of mothers with kids u live on assistance and they can't afford the net. go to tulsa police department website and look up crime in the 74136 aread code and u will see the arbors right in the middle of the trouble. the parking lot has pot holes. there is mold in all the apartments. i have water leaks. the utility bills are high cause there is no weather stripping on the windows. ur AC will break in the summer. the maintenance staff can't fix jack. all they do is stand around and smoke cigs. there is no excuse for the tipton group to employ such worthless people.

I hate to read things like this because while Riverchase wasn't the nicest property (and certainly very small floorplans to be 2/2), I never felt unsafe there. When I was there in 2006-2007, it was owned by Case and Associates although it was sold without warning to the tenants to another company right around Labor Day 2007. I used to walk to Wal-Mart all the time, even at 3 in the morning to grab something either cutting right through River Park or using the Victory Christian church road never thinking twice about it. I even routinely stood outside on my cell phone talking to a friend once he got off the late shift in South Carolina without ever fearing of trouble. I do agree the property had it's share of issues, and I had tons of problems for a while with bugs and leaks in my place. It wasn't always resolved as quickly as I would hope for, but it did fall in line of the timeframe of service I've always received at apartment complexes where sometimes you just have to keep calling because your work order got lost. Hopefully someone will realize the potential this property could have if it were more properly taken care of. I noticed many a time walking through River Park how nice its residents took pride in where they lived even making their own gardens and decorating to express their individuality. With ORU, The Plaza, and the Tulsa Police substation right down the road, location isn't an issue.
