Notice all the reviews from 2 years ago were good.not now.... A differet company owed the buiding.I agree with all the reviews I've seen about this place. I wish I took the time to review this apartment more. they are nice apartments but they will screw you over on you deposit. I think I left that apartment in a better condition than when we got it and they "say" they had to repaint the whole apartment and get new carpet. They ended up sending me a bill for a extra 16.00 which is rediculous. I should of been giving my entire deposit back. Gains Investment trust sent me a letter. They seem like a very shady company if you ask me.If you live here make sure you write down every nick and scratch on your condition report. They replaced the blinds in our apartment because one of the blind had a bend on the individual shield.This is caused by the windows they have.Nothing you've done.But I guess Im paying for new blinds as well.Also parking sucks.Everyone is so close together you will have alot of trouble just getting out of your parking space.Also I heard every person walkig up the stairs and other ppl flushing thier toilet. Also there is no ceiling light in the bedrooms.There track light sucks in the living room.you have to use lamps.Dont live here!!!!!!!!!!!!!!!!!!!! They will milk you for every penny you got.

We use an allowance based charge policy that gives the resident a credit on various charges, depending on how long they have lived in the unit. In many cases, when a resident has lived in the apartment for a year and has taken care of it, there may be no charges assessed. Each apartment is inspected when the resident moves out and we do only what is necessary to make the unit shine for a new tenant. When there are negative comments posted, it is usually due to the former resident not taking care of the unit and then being angry because they had to pay for their neglect or damages. The allowance based charge system is a huge benefit to our tenants -- many other companies charge the full amount of their costs for painting, carpet, etc. Gaines Investment Trust
