My experience has been great here, at least compared to some of the other reviews I've read.
I chose the larger 1 bedroom/1 bathroom unit. This setup was fine for just me. When my finacee moved in, things got a bit tight. The bedroom closet only has enough room for one person's clothes.
However, the linen closet in the bathroom is a pretty decent size, so you can always put some off-season clothes in there. The shower was always hot and water pressure quite strong (how I like it). My unit also had a heat lamp in the bathroom which was nice to have in the winter.
The kitchen is a bit smaller than I like, especially if you have more than one kitchen appliance, as counter space is at a premium. Cabinet space was decent and the pantry is quite large. The refigerator/freezer had an ice-maker and always worked. Dishwasher worked, but it was pretty old and the trays were kind of rickety. No microwave provided. The oven/stove was a gas unit.
Living room was in decent proportion to the rest of the place.
I've only had a few problems here: water leaked under the kitchen sink twice within a month, air conditioner broke twice within a month, and we once had a water leak from the above unit in the bathroom. All problems were fixed same day they were reported.
Management hasn't always been the friendliest, but they've never been mean and are always helpful. There seems to be new staff every few months. I find that quite annoying, but from what I hear that is the norm in Tulsa. The move-in deposit was only $100, however pet deposit is beefy: $300 per pet, only half of which is refundable.
Laundry is a hassle, and the primary reason I'm leaving after my 11-month lease. There is only one central laundry room. You have pay $3 to get a CoinMach card. The machine to put money on the card is located in the office, so you can only add money during office hours. If you're card is empty after-hours and you need to do laundry, you're screwed. My card has managed to work the whole time I've lived here, but it is pretty beat-up looking, so be prepared to replace it every once in a while if you live here. This laundry setup is fine if you're single, but is a real hassle if you have anyone else living with you.
Parking isn't much of an issue. Even if there's not a spot available near my unit, there are always some on the north side of the complex. The complex is small enough that it wouldn't be a big walk from any parking spot.
The security gates rarely worked, so just pretend they don't exist. Definitely don't pay $30 for the transmitter, you won't need it. I never felt like I needed the gate. Never had a break-in, and neither did the other three units in my building. The residents around me were all quiet, which was great because they were all college students. There was one unit deeper into the complex that seemed to have a lot of late-night parties, but it was far enough away that it didn't bother me. The complex was well-lit.
The location is excellent. Just a quick hop to Brookside or Downtown. Two grocery stores and plenty of restaurants close by. Having the RiverParks trail right across the street was also a great benefit.
If you're single, this is a fine place to live. However, the hassles of having someone else living with you at Sundance easily overcome the benefits of the location.
