We had a 13 month lease and just renewed a couple months ago. Here are the pros and cons:

Pros:
- lots of trees
- nice management, helpful
- maintenance came out the day after I called and fixed the problem fast. Friendly and knowledgable
- no road noise since the complex is far from any large street
- nice pool, gym and racketball court
- close to shopping, park w/tennis courts and greenbelt to walk or jog
- complex is upgrading all the apts with nicer carpets, granite countertops, new cabinets and appliances... but they are raising the rent on those so we happy where we are and the old stuff is not bad

Cons:
- parking, get a carport or garage unless you don't mind hiking... I could usually find a spot 50-100 ft away but there were a couple nights where I had to park on the other side of the complex!
- lots of pine needles, we are on the 1st floor below some beautiful pines but the down side is all the needles on our balcony so we end up never using it. We don't mind.
- also, with lots of nature come lots of bugs... be prepared to make friends with the occassional spider.

Thats it, all in all, we like it here and would easily recommend it.

Pros underrated, First pro diminished:Yeah lots of trees, with lots of dog poop runing the grass, Second pro diminished:Nice management, not true fake and total liars, smile with a vindictive and conning way to get your money. Third pro diminished:Maintence great, true except that there is only really one guy and they work him to death. Fourth pro diminished: No road noise: umm yeah not from the street, but you have drunks and hooligans reving up their cars, you can hear people opening their garages all night, you can hear people start their cars, and you get people riding atvs while intoxicated through the parking lot. Fifth pro diminished:Nice pool, gym and raquetball: Umm, lets just say the gym has no free weights, the elliptical and treadmill have had no service, and squeak so loud and rock when your on them, and the pool is never open except in the summer. All the other pros of upgrading, is a fake! They installed all these upgrades when you move out so the next tenant basically makes a mortgage payment, and then increased rent on everyone by over 20% in the last three years!! This place is trash!

THIS PLACE WILL BRING YOU DOWN. NEVER EVER RENT ANDOVER PARK, BETTER LIVE IN YOUR CAR THEN THIS HELL HOLE. DON'T WORK TO PAY RENT AT ANDOVER.
