During the time I have lived at Downing Hills we have gone through at least 8 managers, and most of those have been in the last year. One of the apartments that was just vacated has a water leakage problem that the water comes through the foundation and leaks into the bedrooms. When the person moved out they just took out the bad looking walls and did nothing to take care of the leak. So come this winter the new tenant will be soaked in their bedroom.
The rent goes up each year (which is to be expected) but the ammenities go down. The pool was hardly able to be used this summer because they would not clean it. The bottom of the pool should be blue, but this summer it was brown. There is only two laundry rooms on the entire site, each has three washers and three dryers. Now with over 100 units this is just not enough.
Now for the property. The outside lighting is good, but if you are going to your apartment in the early evening before the lights turn on, you can't even see to figure out where to place your key let alone be able to get the key in the lock. The plants on the ground are totally over-grown. They have plants that complete cover the ground floor apartments (their windows are 1 inch off the ground). This makes it very easy for someone to hide if they want to break in.
Does this sound like a place you want to live with your kids' My family is out of here as soon as our lease is up.

The apartments have had the same managers for the past 4 months. The pool is properly taken care of, there are 5 washers and 5 dryers in the laundry rooms. the ground apartments are surrounded by bushes and flowers though.

Have you been in the laundry room near the entrance to the complex. That laundry room only has 3 washers and 3 dryers. Have you been to the pool lately--the bottom of the pool the last time I was there was BROWN AND SLIMY. The pool is normally to COLD to really swim in it, because they don't heat it.
Now they did just replace the windows and sliding glass doors, and that should help, but the new color of the paint is UGLY.

The pool was ok this summer, but what I think is stupid is they filled the hot tub with cement. Now it was going to cost more to fix it then to fill it, but if they were going to do this, why didn't they take the raised lip pieces off so it would be flush. Now if you are not paying 100% attention, you could fall and really hurt yourself. The paint, I agree, is very ugly. The windows and sliding glass doors are very nice. The new porches in the main corrador are nice also, but the old porches are about to fall off the building. There is so much dry rot it isn't even funny--and this was from the construction crew who put the new porches on. The current managers Alice and Roger are very sweet. They are doing a wonderful job of keeping the grounds up. Now if Norris & Stevens would just let them do their job and stop micro managing them it would be easier. I just hope there isn't any snow/ice this year. Last year was a pain in the Artic Blast, but I will say the new windows kept us nice and warm during that cold spell.
