When I first moved in, in 2007 I was given the BIG tour. I was concerned about noise from neighbors and asked the onsite manager (she's no longer there) if there was sound insulation between the ceilings and floors of the apartments. The manager told me that there was a cement layer for sound insulation for all the apartments. Later on, while stuck in my lease, after the manager was 'let go' I found out that no such insulation existed and that she had lied to me.
My first apartment was on the 1st floor and my first few weeks there was a learning experience. I heard my upstairs neighbor's urine hitting the toilet water from my bedroom at eight in the morning. He obviously was not a squatter. Also, his $99 stackable washer/dryer (woo hoo!) above me convulsed and shook so much that it banged, rhythmically, against my ceiling that I felt like my neighbor should have least taken me to dinner first. Very annoying.
The neighbor across from me would slam their door so hard that my door would vibrate like someone had kicked it. This is due to the poor design of the apartment's facing each other, all four apartment's doors on both upper and lower levels, face each other and sound bounces off of them causing reverberations inside all four apartments on that floor.
I complained about the history of noise to the new manager and about the new neighbor galloping above me in her high heels like a unicorn in heat. The manager did help me find an upstairs unit above a model apartment which was perfect - initially. The first few months were GREAT and quiet EVEN with the next door neighbor stomping up and down the stairs and slamming his door. After a few months some new neighbors moved in and started having loud sex and little yappy puppies that yap and yap when they leave them alone which is very audible through both doors. After I purposefully moved above an empty 'model apartment' - 10 months later the model was emptied out and replaced with new neighbors that slam their door so hard that my floor literally shakes and vibrates under my feet. If you just LOVE BASS then this place is PERFECT for you.
Once again I contacted the on site manager to discuss making an early lease termination, but by the time I was finally able to get a hold of her it was already within a few days of the 30-day notification period from the end of my lease agreement.
Overall, the onsite staff is EXCELLENT, very friendly, helpful and courteous.
Maintenance response is quick and the quality of repairs is average.
There is definitely a black mold problem which is pretty normal for these sealed construction apartments.
It's nearly a requirement that you rent out a covered parking area due to a severe shortage of parking spaces. The apartment complex looks more like a giant parking lot with people illegally parking in 'red zones' etc. which takes away the feeling of being home. It feels more like living in a commercial shopping center parking lot than a cozy apartment.
Once the new-ness of this apartment complex wears off you'll wonder why in the hell you're paying so much for so little.
ON SITE management has improved and on site staff is great, but I could not recommend this apartment complex to anyone who is sensitive to noise or costs versus value on the dollar.

Totally agree with this description. The mold, the noise, the cost, and the parking are horrendous. You can rent a small home and get a lot more for your money than this place offers.

I would also agree completely. The insulation/windows are terrible, so utility costs are high and the noise is unbelievable. Parking is also a nightmare unless you want to pay almost 30 dollars a month for a covered space (this is much higher than other apartments in the area). The cost of rent looks like a deal at first, but once you see how low quality the buildings/surroundings are, and factor in the high utility/parking costs, you are better off anywhere else. I would not recommend Emerald Place to anyone.

Thanks so much for the postings above. I just visited this place and the price of rent plus nice looking apartments seemed too good to be true. This confimrs exactly why I thought the price was lower than other newer places I 've seen.
