Having lived at Fountain Park Apartments for nearly 4 years, I am running out of patience and forgiveness. The proverbial straw that broke the camel's back was the absence of running water in my apartment for at least 18 hours, from yesterday afternoon to this morning.

I had never been to Oregon before when I visited in July of 2005 in preparation for a move from Arizona. The location of this complex is convenient; walking distance from the MAX line and easily drivable to grocery stores, restaurants and other conveniences. A large part of their budget apparently goes toward lawn maintenance and the planting of new flowers every few months. The rent was very affordable to begin with, but rises substantially with each expiration of our lease. The initially affordable price means a lot of seedy characters as neighbors.

Our two bedroom/one bathroom unit is spacious, approaching 1000 square feet with a sliding glass door out to a small concrete patio. Adjacent to the patio is a sizable patch of rocky dirt in which nothing will grow.

Our water is frequently cut off for hours at a time, and generally we are given no advanced warning of this. We returned home one day to find the concrete walkway up to our apartment destroyed (again with no explanation). We had to walk across a wooden board (and step around a bright orange cone) to get into our apartment.

We had to call the police at about 4am a couple years ago because a man was violently shaking and removing the screen to our bedroom window. My fiance chased him off before we got into our apartment, but we don't know his intentions. I have called the police a few times for domestic incidents and other scary situations right outside our front door. A forensics van was in the parking lot recently after at least two vehicles were broken into. At one point, someone smashed the glass door of the management office in order to steal rent checks.

Our washing machine and dryer are inexplicably located between our kitchen and dining room (with no door to conceal them). The location of these machines and the insufficient ventilation in the apartment means a big mold problem. The ceiling above our shower has an area about 5 inches in diameter that is apparently rotting from above. When I called maintenance, they simply put a fresh coat of paint over it. The 2nd floor balcony above our 1st floor patio is also rotting and falling apart.

Shame on us for living here for so long. When our lease is up in November, I plan on moving. In short, I highly recommend choosing somewhere else to live!

Tawny - We're having the same issue with mold getting under bathroom linoleum. How was that resolved when you moved out? Did they charge you a lot for replacing the linoleum and bleaching every surface in the apartment? Thanks!

Have you moved out since this post? I hope so. Sorry I didn't see your response to my response way back when. They charged me $3000 in damages to the apartment. I told them when I moved out about the constant mildew, and I didn't have a working vacuum when I left so the carpet was messy. But you know what, it's the law they have to replace it after 4 years anyway (at least that's my understanding). They charged me to replace the carpet as well, even though they would have had to replace it anyway. They charged me over $3000, got an eviction against me because I left a month before my lease was up, and sent me to collections. I should have gotten a lawyer but I just wanted to be done with them.
