Lived there for two years. Moved out due to cluastrophobia and the management - and buying a condo.

On a plus side the area is convenient. It's close to lots of shopping and Fred Meyer and Costco. And a huge park where lots of little league tournaments have been going on lately. The area itself is high quality.

Most people living there are nice. I never had problems with neighbors although the area has become a bit too "3rd world" lately - not in terms of ethnicity but in terms of people not caring (garbage on their patios, crappy cars, screaming kids, etc).

The place is pet friendly so that's a plus, but their pet deposit is outrageous.

The place is noisy and I don't mean just from neighbors. The appliances are junk - washer sounds like a machine gun, dishwasher isn't much better. It's impossible to watch TV or have a conversation while washing clothes or dishes. They should have upgraded the appliances 10 years ago, that's how out of date they are. But hey, they work. Never had problems with the ones in my unit.

The toilets are very loud, as is the water running in the pipes (you will know every time your neighors pee because you can hear it), and even then they don't work very well.

The cabinet facings all need to be re-done because the laminate is peeling. Fortunately you can't see it from far away but up close it's bad.

And the lighting is 70's reject. If you move here plan on buying your own light fixtures to replace their tacky ones. It's too disgusting for words.

Patios...forget it. The downstairs ones leak horribly plus you get all the garbage from your upstairs neighbor's patio every time they sweep.

As to neighbors, I was lucky and had quiet ones. Even still you hear every step they take and at times my lights would shake.

Views' The place has all the ambience of a cheap motel - cars are right in front of your door and some clueless moron was always backing his diesel spewing truck right in front of my patio, so much for fresh air...choke.

The saving grace is the park area (under the powerlines).

But don't rent an apartment near the park because there are lots of car breakins along there due to poor lighting. Lately they are even smasing windows of cars parked on the streets.

Also the street near the park has become a hangout spot for drunk losers who seem to enjoy leaving broken glass bottles everywhere so watch your tires.

As to parking, they hate cars. They subscribe to the Portland "cars are evil" mentality. Proof is that the parking is designed for sub-compacts. If you have a normal car parking is hard. If you have an SUV, God help you. The covered parking is too small to be able to use the doors on both sides of your car. But there are a lot of crappy cars there. One day I got road-raged in the parking lot there and all I could do was laugh because the loser was trying to be a tough guy in a broken down *pink* pickup.

Also they have a never ending series of projects going on that always interrupts your life. They spent a year rebuilding balconies - constant construction noise and traffic disruptions. Then power-washing, more noise - ahh, nothing like the sound of compressors running constantly every day, yes... Then painting. Then "inspections". Then inisiting that Verizon be given all day access for installing fiber. Now they're ripping up pavement in the already badly paved parking areas, probably more Verizon nonsense, who knows. The last year and a half was just constant hassles.

By comparison, my condo might as well be a stand-alone house. It's as if I have no neighbors at all, it's that quiet. And this in a place that's roughly the same age as the Kings Court. There's good construction and shoddy construction. Kings court is the latter.

It used to be it was a good deal but they've raised everyone's rent to the point where I'd seriously think twice before renting there now.
