Staff is rude and inexperienced. Always too busy (or out of office) unless you are a potential renter. They will promise you anything for your money. Once you sign up, forget it.

Apartments are average cheap - thin walls and floors, built in 1990 when there was a shortage of skilled construction labor - lack of insulation and build quality will have you baking in the summer and freezing in the winter. Are you ready for $150/month electric bills, on top of your $45 water/garbage/sewage bill, on top of the highest rental rates in Beaverton' And pay extra for basic cable, storage room, or a $125/month garage.

There are very few "view" apartments here. You'll be lucky to find any with a view, except of pine trees 1 foot from your window (creating a fire hazard), or a view of the buildings next to you. The management has let the pine trees next to the buildings grow uncontrollably for many years. The result is pine branches on the roofs next to the chimneys, pine branches poking at your window, and pine pollen/sap everywhere.

Guardian Management is very aggressive in pricing increases. And good luck getting your deposit back if you move. They love high turnover rates - more security deposits to keep, and more rent increases. Longer-term residents are considered profit losers, and are not encouraged to stay.

There is one advantage to the Meridian - the higher level apartments are at 350 feet elevation, so if the glaciers melt and Beaverton is under 250 feet of water - you will still be dry...
