A Hard Learned Lesson at Reflections

This is a nightmare story. I moved into Reflections in 2003. The townhouse I lived in had a huge hole in the roof over the door and it leaked constantly. I repeatedly called management and nothing was done. It was one excuse after another. Finally they informed me that the roof was rotten (yes) and the entire roof on the building needed to be replaced! I documented everything with letters and pictures to management. In the end, I broke the lease and moved out early. I forfeited over $800 in security and pet deposits. I get a letter about one month later stating I owed them over $2700..a $1075 admin. fee, $1075 for one month rent (penalty), and the rest in cleaning fees and nail holes plus an illegible list of so-called damages. I had cleaned the place when I moved out and had also paid a cleaning fee up front. Shortly thereafter, their collection agency began calling me and harassing me. I contacted an attorney, consumer protection for Oregon and the state of Washington. This is an HSC Property and their home office is in Lynnwood. Nothing was done about this mess and my credit history got trashed with this charge. The fact that the move was done due to a rotted roof made no difference. I battled with them over a year but it never went to court which the attorney told me they only had one year to file a claim and that time had expired. Fast forward to now..I am living in Seattle. I own a home in Beaverton but moved up here for a job. Looking at apartments all over. Finally find one, the Park at Forbes Creek. Name sound familiar''' That's what I initially thought too. At first the management there approved me and took my $900 deposit. Called me two days later and stated that HSC Real Estate owns both Reflections and the Park and I needed to pay them the $2800 (yes, it went up) if I wanted to rent from them. So a lesson learned, this crap can haunt you years down the road. I will probably never rent again and will most likely end up back in Oregon because the rents are so ridiculously high in the Seattle area. Am currently staying with a friend. BEWARE HSC REAL ESTATE PROPERTIES. THEY HAVE EXTENSIVE HOLDINGS IN OREGON AND WASHINGTON.

Wow...I am bumming. I was interested in renting at Moreland Place Apts. Portland (in the SE) but after reading this and learning it is an HSC Property, I will definitely look elsewhere. I went to their website and checked out the apts the manage in Portland and will be sure I don't rent from any of them. Thanks for the advice!

HSC is not a bad property management company. For the record it is one of the top rated management companies in the northwest. True, properties have problems and occasionally bad things happen but i can guarantee you not all properties are bad. And what parts are you leaving out here, did you not clean the apartment when you moved out? Did you destroy the apartment? Not pay the lease termination fee? See, there are parts to this story that your not telling everybody.

Based on my mother's experience with a property managed by HSC, this sounds totally plausible. In the 2.5 years she's lived in her apt. there have been 6 different managers, and even more asst. managers. Right now the front door of the building, which uses a security code, does not work. It's been broken for a week, and the mgr. doesn't know when it will be fixed. They're waiting for bids. There is no one on duty at night to let people in, just a note saying they are sorry and "It might open if you pull Really Hard when it buzzes"! It's a building for Senior Citizens, many of whom are in wheel chairs or use walkers. Can you see them trying to "Pull Really Hard"? Can you imagine what will happen when someone has an emergency? I'm NOT impressed with HSC.
