I've been at Scholls Terrace for a long while, and I'd like to write a more balanced review.
First, the pros: a good location. The complex is near I-5, as well as Hwy. 217. It's a five minute drive to Washington Square Mall, and a parks and recreation center is just down the street. A strip mall, with grocery store, pharmacy, bank, post office, and various fast food restaurants, is just across the street. There is a wonderful bike path that runs along the creek behind the complex, which is excellent for walking. If you get a unit that faces the wetlands, you will have a nice view of the creek, and kids playing in the nearby school yard. We are on a regular bus line that feeds directly to the MAX.
Cons: parking is limited. There are just too many cars, and not enough spaces. The parking lot is very narrow, and it's amazing there aren't more accidents. There are lots of children playing in the parking lot (a designated city street), because there is no structured play area for them. I am most disgusted by the dumpsters. Many residents are LAZY, and leave trash out next to the dumpster and the recycling bin. Sometimes they leave items that should be donated to a thrift store or charity.
I've had ants a couple of times, and the management has come in and sprayed the place, using a professional company to do so. There is also a mold problem. There's just gucky stuff on the ceiling of the bathroom. It's in our rental agreements that we must keep this area clean. I've used the fan a lot more and that helps. I find this to be the worst problem here--I've never had this problem anywhere else. They say it's because the bathrooms are inside, not along the outer walls.
Sometimes I hear my neighbors, but that's life in an apartment. The soundproofing here is better than some other places I've lived. I do have some neighbors who are very loud (especially out in the parking lot) but that's not the fault of the management.
The management has been fine. They're quite responsive to my requests for maintenance and help. I think it's important to remember that the staff managing an apartment complex are just people. I am pleasant and cooperative with them, and they are that way with me.
Yes, we do have new management, since the complex was sold last fall. I understand they are remodeling all the units as they turn them over. I'm sure my rent will go up this fall when my lease is up. I may stay here, I may not. I see where rents in the Portland metro area are going up everywhere! With the housing market in such a slump, apartments are in more demand now, and owners will keep their prices up. That's just the way it is.
