No, they are young, and HSC Property Mgmt. Corp (Seattle) requires a lot of all it's managers (They are unbelievably strict, possible a bit ---- about it). You could say some Corporate types in Portland are a**holes (but don't tell anyone I said so).
HSC Properties, in response, delegates all operational authority and control to each apartment manager (except the financial end of the business: ability to set rental rates or increases). HSC Corporate keeps total control over the financial issues.
In addition, the owner of Sorrento Bluff, is said to be a micro-manager who is directly involved in any improvement or alteration to the buildings or property. He makes a lot of demands on HSC Property Management and they, in turn, pass it on to their individual property managers. Remember, Shinola rolls downhill.
But really, Sorrento Bluff is not all that different from other neighborhood commercial apartment properties. They will put on a good show to get a new tenant. It's now a landlord's market, so they don't have to work as hard to please existing tenants. If someone moves, there is plenty of demand in Beaverton for good rentals. Qualified tenants are abundant. Tenant turnover is fairly high in most apartments over just a few years. It is the nature of the business.
