I have lived at The Lakes for about two years and found it to be very comfortable.

The staff is courteous and professional and maintenance is extremely prompt (Ben is fantastic!). Maintenance and renovation are continual. The manager and others are frequently on the grounds, so they will be aware if there is a problem, and you can bet it will be fixed. The grounds are kept up very nicely. The occasional piece of litter is promptly picked up--even by the manager and staff, if they happen to walk by and see it.

In 2007, the low, dim landscape lights were replaced with higher, very bright compact fluorescent lights that illuminate the walkways and steps. Before that, it was a bit hazardous not being able to see the walkways.

Just recently, crumbling curbs were replaced and repainted throughout the property. The buildings have been painted once while I ve been there, and they still look good. They also do a good job of cleaning out gutters so there is no roof leakage.

There is ample insulation between the units and between floors, so you will rarely, if ever, hear your neighbors. The very large double paned windows let in a lot of light, but they also let in sound from outside, even when closed. The buildings are close, so if you have weird neighbors that are partying outside late at night, you will definitely hear them loud and clear. Otherwise, the mature and lush landscaping filters out the sights and sounds of your neighbors and of the often busy streets--Cornell and 185th.

There used to be a problem with breaking water mains. After 30 years, settling caused breakage. Fortunately, they have all (or mostly) been replaced. There hasn t been a break in quite a while. When there was an outage, the staff was very good at communicating with the residents and restoring service asap. They even provided jugs of bottled water when an outage extended into the evening.

Residents pay a 60% share of the water/sewer/garbage which, for 1 person, amounts to $35 per month. It's more in summer.

They have an indoor pool and jacuzzi, as well as an exercise room. You can get access past business hours if you request a key.

Since I now work across town, I have to move, but don't want to! There is a neighboring property that I have heard will give you a much better deal on rent and does not charge for the water/sewer/garbage.
