Management alone makes it not worth it to live here.

Sunnyside Place Apartments seems all nice on the outside and fairly decent on the inside but at what cost' When we moved in, we were pleased overall with the layout, the management was very friendly, and it seemed like a good location although much more expensive than other communities we looked at. We figured that paying so much would mean we'd get better service.

Once we started to move in, we noticed our neighbors moving out hastily. We were stopped multiple times by other residents saying that we made a bad decision moving here and they were leaving without giving notice and suggested we high-tail it out of there. That should have been the first clue.

Overall, even though the management changed hands three times, we were pretty happy. The first manager was very lovely and although the second manager was a little tougher than the first, we liked her very much. The manager there now is a very difficult person to work with and was enough for my husband and I to leave at the first chance we had.

Our only major complaint with the complex was there was lots of mold and mildew along the stairwell leading to our apartment and all over our patio. We asked at move in for this to get power-sprayed, was told it would get taken care in a couple months during the summer and cleaned and a year later at move out, it still hasn't happened.

To further explain our complaints with the management, the third manager in less than a year to be exact, is very lazy, doesn't answer the phone or messages that you leave which makes it very tough to communicate with them. She isn't pleasant to talk to and she makes it known that she has much better things to do than to help or assist you. The management is constantly out of the office and when you FINALLY get to one of them with your question or concern they're very insulting and not helpful.

To be completely honest, the new management was the final straw for us. When our renewal time came around, the rent was raised by $50 a month! Guardian Management said that they intended to do work around the property with the extra fees they'd be collecting to better maintain it but nothing has happened so far, just a lot of talk. Also, both Guardian and the weekend staff bragged that because of the way housing is, they don't have any problems upping the rent so high on its tenants.

Parking was almost always an issue. If you have two vehicles than plan on playing a lot of musical cars to make sure you get a spot for your second vehicle.

We found that it was fairly quiet and you only occasionally hear noise and for once in our lives in apartments we never had any break-ins with our car although we have heard that this is a problem for many of our neighbors. It was enough for it to make the community newsletter but there did not seem to be any resolution.

To recap, it really isn't worth it to move here to have to deal with the 'nose in the air' we're-better-than-you mentality that you get from the management. It's DISGUSTING the way they've treated us since the new management (early 2007) came on and we're VERY HAPPY that we've moved.

Lived here?

I couldn't agree more...I currently live at Sunnyside Place, but I am in the process of looking for a new place to live. I have been here for almost 3 years. I really love my apartment, but my rent increased by $25.00 every 6 months. I choose to only sign 6 month lease's since I wasn't sure what the out come would be in my personal life at that time. I thought about staying here for another year, but I can't afford the rent anymore. I wanted to stay in the area to let my child finish high school. We've been in the North Clackamas School district since first grade. I'm thankful this coming year is our senior year. With all the rent increases I just can't afford living here anymore. Management? What management? There is never anyone here. Since moving in here our third manager is in the process of leaving her position. That's number 3 leaving. Don't know what the problem is but, there is obviously something wrong.... The complex has a pool which is to be a heated pool but the heater has been broken since before the pool closed last year. When inquiring about it all we here is "working on it" or "waiting to get quote." That's crap since we PAY for a heated pool. You can't run a residental pool heater for a commercial pool. We had an issue with our deck when we first moved in. It was brought to managements attention and it had been looked at by several contractors and Guardian maintence. When spring came around it was time to start BBQ. When getting the BBQ ready we had dry rot going..you could look through the hole and see the top of the balacony roof below us. It was really unsafe...being a nice guy I didn't ----- to much at first. Now it's so bad it's a safety factor. Guardian finally got around to fixing in but did something incorretly and now it has to be redone.. Do I get any compensation for my inconvenience?? I haven't brought it to managements attention yet since it is the weekend in and nobody was in the office when I went by there. I will be paying the manager a visit this week. I noticed that the apartment listed at $775.00, why am I paying $825.00? We live on the top floor, two bedrooms, one bath. We don't understand why it's so high when you could move in for less money.. Fair warning to anyone who is thinking about moving to Sunnyside Place. Love the location but it's gone downhill in the last 3 years. It's really sad. Oh, by the way, when I moved in my apartment hadn't been painted nor had the carpets been cleaned. I had to re-clean the apartment. The frigerator was so gross I don't even what to go there. When residents that have been here for years want to move out take note there's a problem.

I have lived here at Sunnyside for the past 3 years as well and can say that there has been a lot of changes in Management, but it is my personal opinion that they have gotten better. Rules, policies and procedures are being minded a lot better by the residents. Management tries to remedy the concerns of the residents and ensures a timely response. Yes, we were told that the pool was heated when we moved in. When it went out a year ago, Management was notified and nothing was done to remedy the problem. Who needs a heated pool in the middle of summer??? I have noticed a number of pool vendors looking into the problem and Management says that a solution is on the horizon. Could thr trouble with Management possibly be that they are short staffed - one person works in the office at any given time now. When I moved here three years ago, there were a couple of people in the office so someone was always available to respond to the communities needs. I agree a lot has changed at the community, but I don't think the people who manage the office are to blame. I would like to challenge Guardian to rethink their structure so that we get the support we need. It would be great to have someone in the office at all times, but that is not practical when you only have one person that is here to do everything. Sunnyside just like any other growing community, is changing with the times and just as a football team goes through its rebuilding process so does business. We have to be compassionate towards the people that are helping and lend a hand of support to them.
