Information:
Four bedrooms share a kitchen and one bathtub, sink, and two toilets.
Each room has a sink and counter.
Rooms can come furnished with bed, coffee table and dresser drawers.
There are about 4 types of leases (rates as of March, 2008):
- 4 month lease (most expensive, about the same price as a one bedroom apartment)
- 7 month lease
-10 month lease ($405 includes all utilities; cable tv and internet separate)
-12 month lease ($385 includes all utilities; cable tv and internet separate)
"refundable security deposit" = $295
Cleaning charge = $85
Process charge = $35
Initial non-refundable Deposit = $200
First month of rent for me: $1,000
Positives:
- Easy to apply and move into these apartments, but this could also be a bad thing.
- On site garbage and recycling.
- 1 minute walk away from Fred Meyer
- 6 minute walk away from Monroe St.
- Unknown roommate(s) may turn out to be everything you had hoped for
Negatives:
- Managers hook tenant in by avoiding to talk about rental agreement policies, hide the fact that you are charged extra for excess electricity use per unit, act kind but are really in it to make extra bucks. (make sure to read the whole rental agreement policies)
- Unknown roommates may turn out to be everything you didn't want and they change frequently
- The lighting that is provided is dull and ugly.
- Other tenants of the complex may appear to be drug dealers
- The buildings were built in the 70's and haven't been upgraded since:
- Walls are thin and hollow, insulation is minimal. Lots of heat loss in the winter.
- Electrical wiring is presumably the same as 1971 (date on electrical panel) so electrical bills for units are very high; this means extra charges for electricity.
Here's how the UTILITY BILL works:
1) Everyone's utilities charge is $65. So the rent I pay is $320 (year lease) plus $65 = $385 per month.
2) Four roommates pay $65 each and 65X4 = $260 for a month's use of utilities. This seems to be more than enough.
3) But management averages out the amount of electricity that all units consume.
4) Any unit that uses more electricity must pay the amount the extra charge which is divided among the 4 roommates (or may be 3 roommates or even 2).
5) By this calculation there will always be some units that are consuming electricity over the average, so management is always making some extra cash each month.
6) On top of this, electrical wiring has not been updated since 1971, so an electrical bill of say $35 for a two bedroom apartment at a newer apartment complex is turning into $140 at the Fillmore Inn among four people. Yet, management is charging $260 for utilities among each unit. Why are there units at the Fillmore Inn being charged extra'
7) Also, not all unit have four roommates in them; some units may have 3 or even two occupants. So the units with four occupants are consistently consuming more electricity than other units...
NEW INFORMATION:
Be careful when management writes out he lease. The lease will always end at the end of the month, no matter what date of the month you move in. So if you move in March 18th, 2008 and have a one year lease, the end of the lease will be March 31st, 2009.
This is really a pain when you want to move out exactly after one year so you don't have to pay any extra money. At the rate of $385 per month, you would be paying $161.45 for those extra 13 days you have to be trapped at the Fillmore Inn.
