Our rental rate is based on a 12 month lease. It goes up $100 for month to month. We did receive 2.5 months free at move in on our first lease.
We had a fine time here. The staff is helpful and friendly (especially the maintenance staff). When we did need maintenance, it was often performed the same day. We never had issues with the office staff... they even gave us a break on move out charges. If there was one problem with the office, it is that the hours are erratic. Sometimes the sign would say "Back at 3 pm" at 4:30 pm.
Our neighbors varied, but the walls were thick. We enjoyed the nice neighbors, and the noisy insane neighbors moved out pretty quick after getting lots of office notices for being too loud, parking too many cars in the lot, etc.
This is definitely a pet friendly complex. We did not live near the pet areas, so we had no issues with smells or noise. The head maintenance person is a dog owner and seems to take responsibility for keeping the pet areas well maintained as well as the pool area.
The railroad tracks are noisy, though we got used to them quickly. Parking is plentiful and the streets are quiet (even Walnut).
There was a problem with car breakins the first year we moved there. That problem seemed to go away when a certain non-resident was arrested. Still, do not leave valuables in your car anywhere in Corvallis because car breakins are a city-wide problem.

I agree and to add, I do live by the pet area (right next to it) and have never had a problem with smells or noise. The area is very well maintained. Every morning as I leave for a work I pass a maintenance person taking care of the area and the pool. I love the cleanliness.
