This is the least nice apartment I've lived in (out of 4, no others in Corvallis). I lived in a 2-bedroom garden style (the cheapest style). Not having upstairs/downstairs neighbors was nice, but noise from lateral neighbors was still an issue, as was noise from outside. I lived by the maintenance shop and thus heard lots of trucks and equipment. Maintenance was pretty poor in my experience, and expect them to wake you up blowing leaves.
Dogs are allowed, and many people left their dogs in the rather small enclosed patio, which some of the smaller dogs could get out of. Barking dogs left home alone was an issue. When I left management was putting up signs requesting you turn in any dog walkers seen not picking up after their dogs, so they're trying to do something.
The windows sweat like mad and mold is an issue, and not just in the bathroom. The exhaust fan next to the stove (not above) doesn't do much. The size of the apartment was very small (a double bed is the biggest it can accommodate) and there was not enough closet space--only one per bedroom, no coat closet, no linen closet.
Baseboard heat works well enough but is inconviently placed--you'll want to put things against them because there's so little space. The heater in the bathroom has to be a safety hazard for kids--the control is at their level. The water was really hot but didn't last very long.
I wasn't charged anything after moving out, but of course they keep the move-in fee.
Pros free cable month-to-month leases if you don't want to commit to a year some areas of the property are pretty, lots of trees small apartments mean large parties are rare
