I'm a resident and would like to shed light on some of the problems people have, what's true and what's not.

I have lived at Broadway Place for about a year now and I am looking for a house to rent instead just because I am an avid skier and would like to have an area for waxing ski's and storing them, along with a personal garage.
I would like to go over some of the complaints that other residents have had. First off, realize that this IS an apartment, I have never heard of a completely quiet apartment complex, nor have I ever seen one! The residents on my end of the complex (north end on charnelton) observe the noise ordinances and are typically 9 - 10 times very quiet at 10:00pm. In fact they are quiet at all hours! Occasionally my upstairs neighbor may decided to fire up his dishwasher at 3 a.m, but lets face it, I only hear it if I am up at 3 a.m. which is rare. It is never enough noise at any hour of the night here to wake me up.
Yes, the homeless food bank is right next door and Pizza Pipeline does seem to attract the "street punks" however; they can get a bit rowdy at night. With your doors and windows shut you don't hear them, in fact sometimes sitting outside at night can be humorous just to hear their bantering back and forth about things that truly don't make sense. The street kids and homeless are pretty harmless. I come from Portland where they will issue you a beat down if you don't give them "spare change." Here they never hassle me for anything and sometimes just want someone to talk to.
The interiors are very warm feeling, not warm like heat, but warm as in cozy. The floorplans are small but do offer you with some design expertise the ability to really utilize the space you do get. My bedroom has a large walk in closet with a door! YES a real walk in closet, not just a deep sliding door closet! The appliances are new and in tip top condition, the coutertops are an attractive color, and the walls aren't hospital white.
Each living space has LARGE windows which really allow alot of natural light to come in. The blinds aren't bent and broken, in fact when I moved in I had all new blinds! The carpets are clean, there is easy to clean up linoleum on the kitchen and bathroom floors which is nice for someone like me who is not the greatest chef in the world.
Some reviews have said they aren't good at holding heat, but during the winter months my average EWEB bill is just $32.00 and I keep my place at about 68 - 70 degrees. In the summer they do get a bit warm, however; you can rent an air conditioner for not much money and that really helps! There is ample lighting inside, in fact I had to put in lower wattage light bulbs because it was too bright. I will say the bathroom stays pretty cold in the winter and the heating lamp doesn't do much. The bathroom ventillation isn't great so I typically leave the door open when I am taking a shower.
On to parking! Yes, parking is pricey and recently went up to about 41 dollars a month from 35. However; the CITY OF EUGENE owns the parking lot and broadway place has NO control over the price of parking. THANKS CITY OF EUGENE YOU GUYS ARE GREAT (please add some sarcasm there). The lot is pretty secure. Security runs through 24 hours a day, and if you see someone squatting in the garage, give the police a call and they come right away to get rid of them. In fact, the police patrol this area pretty hard, I often see them just parked in the alley making sure there are no problems. There are 3 levels to the garage, first floor is public/permits and the bottoms two are permit only and you can ALWAYS find a spot.
I have seen many apartments where you have to be home at a certain hour to get a spot to park or you're screwed, here it's never like that, in fact later in the evening more spaces free up! Unbelievable I know!!! The whole complex is secured by gates with locks, it's about as safe as you can get downtown. One person complained stating that one person gives away the code and anyone can get in. Well what should they do' put in retinal scans and finger print locks' Come on lets get real here. I have never seen anyone on the terrace that doesn't live here or is friends with someone that does.
My neighbors are all extremely nice and interested in what I do and I am interested in them, it's a real sense of community. If you bar-b-que a few days in the summer you will probably meet all of your neighbors on their way in or out.
The maintenance crew is wonderful, very friendly and helpful. They even gave me a chair for my patio! They keep the grounds up really well, will give you lightbulbs, fix any problems on the spot! No waiting! The front desk is average for Eugene, probably just college grad students needing jobs or just recently graduated. They are very nice and helpful and keep any packages you get in the office until you come in to get them. Wonderful service.
Others complain they don't get back their deposits. As a rule of thumb, in an aparment you will NEVER get back your deposit NEVER EVER EVER so get use to it. Even if you live their for ONE MONTH and you left it EXACTLY as you came, you still wont get it back. That is the same for ANY apartment. Read other reviews on here, they all complain about the same thing. Boo Hoo I didn't get my deposit back! IT'S NO DIFFERENT ANYWHERE YOU GO!!!!!
Here's one other rule of thumb for living anywhere, whether it's a house, apartment, condo, town home, or a box on the corner. Be kind to your neighbors and considerate of their feelings, resolve your conflicts with fair compromises and they will return the favor. Some people want to live in an aparment and feel like they are in the country. They have too many demands and are not willing to ever meet in the middle, it's their way or the highway! Well, that makes people angry, and angry people will never do anything for you, they will make your life hell! So, be kind and considerate, get to know your neighbors!!! They are a good line of defense in any kind of management problems, and the nicer you are to them, the nicer they are to you!!!!!
I have exhausted myself now, so lets wrap it up. I would reccomend Broadway Place to anyone who can afford it, it's certainly not cheap here. To top it off here is a little list of pro's and con's, I hope I made your decision easier!

Eugene celebration (that screwed up traffic BIG time and the average wait to get out of the garage was 5 minutes, sorry to those who enjoy the celebration. I think it's total crap!!! Close off downtown for a bunch of drugged out hippies!!! Whoever heard of such crap' Once again THANKS CITY OF EUGENE I LOVE YOU GUYS!!! (sarcasm yet again). Ok done ranting.
