Let me start by saying that I really like living in this complex the apartments are huge and new looking, I know this because I spent last summer working hard to re-paint and fix a huge number of these units as a maintenance person, we really worked hard to give all the residents the best possible move-in experience. Working with ----- was great she was flexible and caring, and even though it is unheard of in Eugene really tried to make a personal connection with the residents. However, I am sad to tell you that the parent company (Certified Property Management) decided two weeks before Christmas that she needed to be fired, so they fired her, and her maintenance man (who was a really nice guy, that just got married a month and a half ago) and then threatened to keep them from ever getting a job again by telling anyone that calls that they were liers and that they used vulgar language around tenants. NONE OF THESE ALLEGATIONS ARE TRUE!!! ----- and --- may not have been perfect but they really cared about this place and now this company is trying to ruin their lives. As someone who knows first hand THIS COMPANY WILL BREAK THE LAW to save a dollar or get their way. By the way if anyone currently living in this complex gets a chance to read this, THE NEW PARKING POLICY BREAKS OREGON RENTAL LAW THEY HAVE UNILATERALLY AMENDED YOUR LEASE WITHOUT YOUR CONSENT IF THEY TOW YOUR CAR FOR BEING IN THE WRONG SPOT YOU CAN SUE THEM AND YOU WILL WIN!

Go to the Better Business Bureau (www.bbb.org) and complaining will help as will going to the Oregon Bar Association (503-684-3763 or toll-free in Oregon: 800-452-7636) and you can talk to a lawyer for $35. Certified Property Management is acting ILLEGALLY - the new policies can NOT be done immediately! Rules have to be changed with 30 days notice... Tenants have to act!

Wow, I would think that people living here would have more of a life then to use this as a venting board. It sounds like the problem are the tenants. If the place is really this bad why would you choose to stay? I've noticed that this entire website is about venting for the most part and am amazed as I really wanted to know about the apartments and the neighborhoods. All I've seen on here is how bad, stupid, illegal, etc management companies are. Are they really affecting your life that much? I'd move, or better yet buy a home of your own.

It's funny. I love the assumption that the former manager is badmouthing the company. We lived with her as our manager for some time and knew what she was about. When management started eviction proceedings against tenants for doing things they had always been allowed to do without warning, it was obvious the on-site manager was not responsible. I never heard her badmouth the company. We just knew she wouldn't be foolish or nasty enough to do things the way you (---- --------) have done them.
Huh, considering the response below was posted somewhere between 10 pm and 6:30 am and has the same snotty humor as EVERY other respone or review NOT bashing this place and the management, it is clear who is trying to protect the complex from the bad reputation she is creating. For potential renters: Don't be misled. There is no way for the tenants to list all of the things that have happened to us in the last few months. Just avoid this mess.

I am going to take a few lines of your posting to shed a little light from a very unsatisfied Renter at McKenna. I've lived here at McKenna for the duration of my College career at The University of Oregon. Before I moved here I checked this site for reviews of McKenna. The #1 complaint/issue that was posted here was Game Day parking and how it's difficult to get into and out of the parking lots. McKenna had a rating in the mid 90's and high 80's depending on the website. Over the time I've lived here, the main issues have changed. Obviously other tenants feel the way I do based on other reviews here McKenna. It is now rated in the mid 50's. This should be an indication to you that something is wrong. So in a fairly short time this property has fallen quickly. The reasons for this are many, too many to get into here, but a few of them are: Rents going up with quality of management and services that are provided with the rent going down. I think that a big part of the management and change of property management companies is the big issue with many renters here. The reason this board exists is for renters not to be a "venting Board' but let this site also serve as a warning to potential renters. It serves a good purpose in that way. Like I said when I moved here the issues on this site were correct. Game Day's were the biggest issue. Quiet Hours were enforced, Comcast cable was provided, parking issues were at a minimum. The onsite managers seemed to really have a personal and caring connection with the tenants. This over the years has gone away and in the last couple of months gone away almost completely.
So in which ways do I have issues with your posting, lets take it line by line.

I think I made that clear in the paragraph above, again, it serves more as an awakening and eye opening reviews for future tenant, so they don't come in disillusioned. Also, I would say that the majority of the renters at McKenna are students and they don't have the time to just vent. They have "lives' and when their life and how they live it gets messed about with by the management company, it's refreshing that tenants use this board to protect their life.

Well that sounds like a management type stance. But I am making the connection that you are either just reading this as a tenant or someone looking at this property to rent at. The tenants are the problem. In that many of the tenants here are afraid of speaking the truth and calling management out on the changes and in some cases illegal changes they are trying to enforce. So as they become more aware of the law as was done in either October or November there was talk of needing a tenant organization to protect the rights of the tenants.

This statement is the first that you wrote that I fully agree with, but there is an explanation. Many people that live here are on leases, that are expensive to get out of. they are leases to try to save money with the rent reduction per month. So many people have not choice but to stay. Also many people , myself included, signed their lease before the new management changes and many connections to the managers and commitments that were spoken of that would have been beneficial for the tenants are no longer being honored and continued. So many people are dissatisfied with the current changes in their living conditions but are stuck. Again, many of the renters here are students and they and I don't have the financial means for the change of residency.

Well allow me to give you some insight to this for you. i agree most of the issues are warning signs, but here's a little breakdown on the neighborhood. The surrounding area for a student is both good and bad. The bus lines are literally curb side and getting to the college and around town is pretty simple. If you're into football Autzen stadium is just a couple of blocks away. if you're a dog owner the doggie park is just next to stadium and is easily within walking distance. If you have a vehicle, getting to major shopping is just minutes away. If you like concerts the Cuthbert amphitheater is just around the corner. All in all it's pretty nice here. McKenna's landscaping is pretty second-rate when compared to the apartments surrounding it. The main landscaping at McKenna is bark. So if you're looking for a nice grassy area to sit and study, or hang with your dog, you're out of luck. the apartment complexes surrounding McKenna, Willamette Gardens, Chase, Ducks Village, and Stadium Apartments all have fully landscaped facilities and in some cases, pools, volleyball courts and picnic and BBQ areas. So McKenna is a little down again on amenities.
The downside of living in this neighborhood is traffic, street parking and noise. Often the bulk of the noise comes from surrounding apartment complexes that do not have nor enforce 'quiet hours' like McKenna has. The traffic issues is mostly from revving and racing styles of driving. Many people forget that they live in s a very close knit neighborhood when living here. but besides that it is pretty safe. My neighbor got their apartment broken into and my car has been broken into a couple of times in the lots. I was happy that Mckenna had video surveillance , but at the time of my car break-ins the cameras were there but not recording. I think, I hope they are running correctly now, honestly I've never asked. For living in a very populated area, I feel safe living here. I hope this all helps.

Well the fact that you are seeing this might serve you well to know what you are in for. In the time I've lived here management has broken the law by breaking rules of Oregon Landlord-Tenant law. if you are going to rent here get very and I cannot stress this enough VERY clear on ORS 90.262. You ask is the management 'bad, stupid, illegal' to answer you yes on bad and illegal. I don't think that they are stupid per se. Illegal, yes. The management company here has implemented rules and enforced rules by giving out violation notices, that go into your tenant record, without waiting the mandatory 30 days. Implemented new covered parking policies, and then had no viable way of enforcing such policies, BAD. Advised tenants that if vehicles are in their assigned parking spot that it was the tenants responsibility to tow said vehicle. thus, having the tenant tow a car they don't own, from a property they don't own and have no authority to do so, BAD

Well I agree with you on this 100%. I'm planing on never darkening this place with my shadow when my lease is up. The real issue and I hope that if you are contemplating renting here, in my opinion think twice, that if everyone moved out, you'd have no neighbors. On the other hand if this place was fully vacant maybe the owner group would open its collective eyes to how the current management company is running their investment and make some big changes for the better.
Well I hope this helps some in your understanding of the tenant issues here at McKenna, if you do move here, the biggest piece of advice I can say. Get everything in writing and keep good records. If you are a student get a meeting with the Student legal services, you most likely will need their services if you live here long enough. They've lost many of my form and I've had to provide the management copies of my records to prevent them from effecting my life and my home.

No, it's really that bad. The last managers DID have foul mouths however, so I can't agree with that. But this company, certified property managemment, I think they get their employees of craig's list. They are uneducated and have short tempers. I'm talking about the parent company, not the on-site manager. They will give any excuse to charge you fees and fines. But only to certain tenants. Illegal? You bet, on so many levels. But, guess what? College students and lower income people don't have the money to hire lawyers, so they get away with it. And to "Anonymous", you bet we use it as a venting board, where else are we going to go to let others know how screwed we get. And you suggest move? You DEFINITELY are NOT a renter. It's expensive to move in, and it's just as expensive to move out, you lose all your deposits. Renters be warned, it IS as bad as it sounds.
