River Terrace has two different styles to there complex. Townhouse style (You do have neighbors below you, the complex is a 3 story with 2 bedrooms and 2.5 bathrooms) and the typical apartment style.

Parking/Parking lot 4 stars.
I have only a few minor gripes about parking. I'm not sure what they were thinking when they designed the parking spaces but only some of the parking spots can hold two cars.

An unfortunate few aka me are not able to take advantage of this as the complex as a whole is offset. Other residents just leave there cars end hanging in the street. Doesn't happen as often anymore but does still happen.

Trying to navigate around the parking lot can be a pain as there are some blind turns. Especially going from the front office and turning left. Parked car, tree's and brush block your view of oncoming traffic.

The crosswalk leading from office to the townhouses is a virtual death trap. My wife has almost been hit multiple times crossing and had to once jump out of the way of an oncoming car. Parking Lot = 15MPH! Most people barreling down darlene are going at twice that or more and when they enter the complex they don't slow down. This coupled with a large bush cutting off the view of on coming pedestrians makes this an extreme hazard.

Noise 2 Stars
If any of the townhouses along darlene Ln. are available try to pick another. The road noise factor is prevalent even if your windows are closed. People gunning there cars down the street along with the constant firetrucks that make multiple stops over at the
old folks home next door gets old.

Neighbors. Roll of the dice. Random Luck. You get what you get.
The townhouses have a couple of inches of cement in between the up and downstairs. The only way your going to hear the other person is if you have your windows open or your neighbors are extremely rude.

Rude Dude #1 Techno Boy. I'm a fan of techno myself but I have these things called headphones and a nice pair at that Sennheiser 590's.. Bass can pass through cement and nothing can really stop it's pain and agony. We complained multiple times and he was warned. It would go away and come again we would rinse and repeat. Last straw was an extremely loud going away party. We called the cops they of course never came by.
Management can only do so much against noisy neighbors. Best thing to do here is go down and try to talk to your neighbor first. Give the security people a call and if worse comes to worse call the cops.

Movie Night Fam Neighbor #2
Quiet except for movie night. Only happened occasionally so no big deal. A god send compared to techno boy.

Random FRIDAY/SATURDAY = LOUD TECHNO/REGGAE Mixes! Neighbor #3
This one is weird. Quiet all day and all night for the most part but would randomly bass it up with there reggae beats. Starting at 8pm usually going until midnight or longer. Tried knocking on there door but as the music was ridiculously loud they couldn't hear me or choose to ignore me. Had to call the security people and then the cops later on. They both came out and that was the last time it happened. Woot!

General ambient sounds occur in the walk-in closet or the bathroom.

Grounds. 4 Stars
They keep up on the grounds perhaps a bit to much. It seems i'm always hearing either a weed wacker or lawn mower going. It's pretty to look at but i'd rather not hear all the noise spam.

Safety. 2 Stars
As I said before that crosswalk is a deathtrap. Be careful when crossing as cars don't care. Some blind corners while driving. Everything seems well lit.

Construction. 2 Stars
Cheaply made You do get the feeling that they just slapped the complex together overnight. Squeaky stairs, noisy ceiling fans, and sub par appliances aka Hotpoint.

In the summer the upstairs bedrooms get EXTREMELY hot. I really don't know how some people get along without the AC installed in the summer. On the other side of that
is the heaters do not turn off until the room is a sauna.. We have complained about this issue and was told this was a normal function'

Maintenance 3 Stars
Friendly. Problem is with a cheaply made apartment things break down. Usually they'd get fixed but then other problems would arise. You can sign a consent form for the maintenance people to enter and fix the problem while your not there. It's a nice convenience.

Staff 2.5 Stars
Tough one. I've had both good and bad experiences.
The Manager. Very nice lady. Worked with us when he had the noise problem and some additional issues.

The bad. UPS/FedEx delivery. The office will hold your packages as a courtesy to you after they attempt to deliver it to your residence. This can be a great service. But it turned into a nightmare for me.

During the christmas week I was to have a turkey to be delivered. UPS attempted delivery on that thursday but left it in the office for me to pick up. I attempted to pick up the item on friday during normal business hours.

And that's where it all went wrong. Apparently earlier that week they posted holiday office hours to be open for TWO hours on friday and closed until that tuesday and they left an emergency # to call.

I called it and left my cell phone #. They called back and I explained the situation and they said that this a non-emergency and that nothing could be done. I called back an additional 3 times demanding to speak to someone anyone who can resolve this situation. Again I'm met with it's a non emergency and the holding of mail is a courtesy service. Said in the fashion of well we don't have to do this but we do.

Added to the stress of the entire Christmas holiday this was over the top insanity.

River Terrace was not suppose to take the package in the first place as it was a perishable item.

Bottom Line: You shouldn't take packages that your not willing to be responsible for.

I left a statement on the office door saying how they have held my turkey hostage and if anyone else has had there packages held hostage please sign here.

The sad sad ending. My turkey spoiled. No turkey dinner for me on Christmas.

I failed in the manner of not checking the office hours. They said they posted the new hours on the front of the office door and in the mail room. I literally don't remember seeing either one until it was to late.

I could have called ahead. I really didn't think that river terrace would be this irresponsible to close the office 6 hours early on the christmas weekend and then not be open for the rest of the weekend. 6 Hours early' I wonder how many other people had their christmas ruined because River Terrace closed early. Absolutely unacceptable.

River Terrace failed in the respect of:

They could of picked up the phone and called me. Or put a notice on my door or even have left the turkey on my door. Any of these would of been acceptable.

Newsletter - Information is the key. Please update your newsletter to give us actual important information.

Christmas Cards - A nice gesture! You could used this as an additional means to tell everyone that the office would be closing early.

Above all else. They could have found someone to get my turkey while it was rotting in the office all weekend. They didn't.

In the end the Manager called honeybaked ham to have them ship me out another turkey free of charge and willamette management group also refunded the cost of the turkey.

This was more then I expected and I did appreciate it.

As you can probably understand I no longer have the office hold any of my packages.

Stay away from the townhouses that are facing Darlene Ln!
Need more ways of getting information out to their customers.
Cheap appliances Hotpoint etc.
Kinda smallish a lot of wasted space in the laundry room.
Not many ways to configure the living room if the focus is on Tv.
To many students
Small Bathrooms
Townhouses are now ridiculously overpriced.

Great review...However the dangerous situations you intimated are outragous! NO EXCUSES FOR THE DANGER YOU DISCRIBED! If you write a complaint to the office they will fine the noise offenders $30. Its amazing how $ can cause pain even to numb skulls. You can call the Eugene Rental Housing Program at 682-8282 about issues especially the dangerous ones. Imagine a child being injured or killed by these situations.
