My husband and I lived at Valley River Court for 1 year. The apartment was a 2BR with 1.33 baths (sink/vanity in bedroom); third floor with high ceiling in living room. By the time we moved out, we were very happy to NOT be living there anymore. We had a number of problems.
Staff: We requested a key to the workout room at VRC as soon as we moved in. They didn't have any, but they had ordered some. I went back twice a week for three weeks and they still hadn't come in. Finally they arrived, but of course they didn't call me to let me know. Staff is not helpful and don't care about you after you have signed the lease.
Maintenance: Only two of the burners on the stove worked. The metal connection to the stove from the removable burner was no good and the burner simply needed to be replaced ($25/ from Home Depot). We put in two maintenance requests and waited...and waited...and waited. And they never came (This was the only maintenance request we made.). I tried fixing it myself by removing the corrosion and finally ended up purchasing one new burner. Maintenance is pitiful.
Pets: We received repeated noticed about stray cats using 1st floor patios as litter boxes. Lots of pet waste around since they allow dogs.
Parking: Parking was completely inadequate. We were assigned one covered parking spot (extra charge versus uncovered spot that they don't tell you about) but had two cars. There are some unassigned, uncovered spaces, but if you come home after about 8 PM forget about finding one. Once we had to park in the parking lot of the complex down the street. Additionally, I saw a car that had been vandalized that said "You parked in the wrong space, etc...".
Cost: When we signed the lease for this apartment, the rent was $725/mo. Our lease expired after 8 months and we were renting month-to-month. After three months, we got a notice that said our rent would increase from $725/mo to $800/mo (with new 1 year lease) or $910/mo (continue month-to-month). An increase from $725 to $910 is a 25% increase from $725. I have had my rent increase by $15-20 from year to year, but never $75-185. The apartment certainly was not worth that.
Deposit/Moving Out: The deposit is basically not refundable. We paid a $99 deposit. When you move out, you are charged for carpet ($65) and blind ($40) cleaning, the sum of which is $105, which means that even if your apartment is immaculate, you will still owe them at least $5. Our apartment was the cleanest I've ever left an apartment and I just got a notice saying I owed them money for not cleaning the window tracks in the bedroom, which is totally ridiculous. I cleaned the blinds myself and they are charging me for that, too.
Noise: Our apartment was in the back corner of the complex (Bldg G), right at the junction of Delta and Beltline Highways. It was a ton of noise from cars, so much so that we couldn't watch TV at a normal volume if the patio door was open. This was a problem in the summer when it was really hot (no air conditioning) and keeping the windows open means the car noise is super loud, even at night. We occasionally heard loud-ish stereos from others around us, but not too bad.
Other tenants: The people who lived in the apartment before us got evicted because instead of taking their dog out to go to the bathroom, they let it out on the patio and it went there.
Buildings: They power-washed the roofs to remove the moss this summer, which made a huge mess down the sides of all the buildings. Tons of spiderwebs everywhere. Maintenance comes around about once every 9 months to clean them off.

I completely agree with this rating. When I moved in, my roommate had already lived in the apartment for 1 1/2 years. I took over the lease from someone else and signed all the paperwork. When we moved out the apartment was spotless. I have never spent more time cleaning and apartment and they still charged us cleaning fees! They even charged us for repainting and when we told them that the same person had been there for 2 years, they said, well, she moved out 2 weeks before the 2 year anniversary, so they charged us for all the painting. Had she lived there 2 more weeks, she wouldn't have been charged! I only lived in the apartment for 6 months and they charged me 1/2 of the fees! They don't believe in wear and tear, so they charge your for everything. I will never rent from this company again and I strongly discourage anyone else from renting here.
