Not as bad as it sounds

My husband and I lived at VRC for more than 1.5 years. We had a top unit (3rd floor, 2 bedroom, 1.1 bath w/ vaulted ceiling).

I have to say that the staff at the main office has ALWAYS been very friendly and helpful for us. If there were maintenance issues, they fixed it within 24 hours. They tried to keep us in the apartment very hard. We had some issues with our downstairs neighbors since you DO hear a lot through the shared walls/floors. They listened to loud music a lot and smoked POT 24/7. After 3 desperate calls to the management, the tenants under our unit finally stopped - because they were threated with eviction within 72 hours if something like that should happen again. So I have to say, that Brenda and her staff did a really nice job!!!

We still decided to move out very fast since the noise was getting a little too much for us. This community has more and more students that are simply at a different stage in their live. We decided to find a quieter place.

Parking is nearly impossible at nights, I agree!!! So, if you have 2 cars, you HAVE to get a guest parking spot if you are the one that is at home first. Parking for guests' Not going to happen unless you want to park at the mailboxes which could result in getting towed (what actually happened to a friend of ours).

I also have to agree that the amount of the rent raises are quiet ridiculous! We moved in with $ 670 for our 900 sqf and when we moved out 17 month later they wanted $ 875. WOW! That is a big raise, they must make a decent amount of money.

Also, the noise from Beltine was not too bad - we lived in the second to last house and could see Beltline from the balcony. It all depens on what you are looking for I guess. I would not move there again since the students of this town are taking it over which is sad.

Overall though, I have to say that our apartment was a nice place to stay for a certain time! We got all of our deposits back except the carpet cleaning fee which is understandable since we took over a perfectly clean carpet. I felt welcome there and I had the feeling that they cared about us. I am shocked to see that the raiting here is so poor. But maybe we were just lucky'

You were probably just lucky. You should expect to see a lot of students all in all you live in Eugene, home to Oregon's biggest University. It is not a sad thing that there are so many students here, it is actually a great thing- students pursuing and education at a well established institution. After moving out of Valley River Court a month ago, I have a complete understanding of how tenants are supposed to be treated, how grounds are kept and the concept of getting what you pay for. VRC was a complete waste of money, and as stated before, I strongly suggest renting elsewhere.
