Top Ten Reasons NOT to Live At Avalon

10. Parking: Most couples have two cars. There is one assigned parking spot (if you've lucky) and your 2nd car can be parked in any of the visitor spots; however, if you leave your car in one spot for more than 2 days at a time without moving it, they will tow you or ask you to "circulate." So if you get home from work before anyone else, don't even think about taking the same great spot! Or you'll be asked to move or wake up to find your car gone.

9. Lack of security: You move into a gated complex so you feel safe, hense the word "GATED"...but for 9 months out of the year the gates are broken and stuck open. Half the time the latches on the walk through gates don't even latch!

8. Anal retentiveness: If you haven't taken your Christmas lights down by January 4 you get a nasty message on your machine telling you to remove them or they'll come in and do it for you. Or, if they don't like the color of the wind chimes you are hanging...you have to take them down (along with anything else that's visible from the street). The regional manager is a nasty woman who makes hanous rules and comes by for regular visits to walk through the grounds and make sure that nothing but your white blinds are visible through your window and that nothing "she doesn't like" is showing from where she stands.

7. Rental Deposit: You pay a $400 deposit, $200 of which is non-refundable as it's a "CLEANING deposit" used to clean when you leave - yet you are still expected to clean your apartment when you move out. Yeah explain that to me! Then...you are supposed to get the other $200 back but 3 other people that moved out also told me that Avalon kept their $200 to PAINT (even though none of us painted our apartments) and then called and requested an additional $200 for painting and carpet cleaning. HELLO!

6. RENTAL INCREASES! I can understand a $30 rental increase with each lease...even though most places will offer a SAVINGS for renewing with them if you are a good tenant. But this place raised the rent by $240 every lease period. And...they wouldn't even clean our carpets when we renewed (even though they offered it as a rental incentive).

5. NO AIR CONDITIONERS VISIBLE: It doesn't matter if it's October and still blazing hot outside (which some days were) you are not allowed to have a window AC in at all! There are specified months that you are allowed to use your AC, and even if it's over 100 degress (which is was when we lived there) no way were we allowed to put our AC back up during months that weren't specified. That can't be legal!

4. Noise: You can hear people brushing their teeth and chatting before they go to bed the walls are so paper thin. Any time our neighbours had a conversation we could hear everything they said.

3. Stupid Rules: My brother came to stay with him for a week and they kicked him out of the pool because I wasn't there with him the entire time. I was told he could not use the workout facilities (which really aren't that great) or the pool without me present! So when I was at work all day he had to sit in my apartment doing nothing in the middle of the summer. Give me a break.

2. Misrepresentation: They offer things like credits for referring friends to live here. But when you refer someone they make up reasons why they can't give you the credit they advertised, like "it's only for a 12 month lease" (which it wasn't) or "we had to make special arrangements" or other bull. They lie about having great programs and great incentives but make sure you can't get them once you have put in your end.

1. They treat their tennants LIKE GARBAGE! Staff are super friendly when you are checking out the apartments and getting ready to move in, but as soon as you are stuck in a lease the real attitudes come out. The helpfullness tapers off and it takes forever to get things done (like taking a week or two to come in and fix things when they claim to have a 24 hour policy). The biggest thing for me was that they claimed that if your neighbours were loud (music, tv, parties) they got two noise complains and then would be out. My neighbours played music late every night and I complained several times, and even called the security company twice after hours (one of which times I was told they no longer represented us)...and the only thing that ever came from it was that a STAFF member told the people I complained about that it was ME that was complaining so they needed to be careful about playing it or I would keep complaning - not that it would matter since they never evict people for noise). So not only did the noise continue...but rude behavior from my neighbour began.

DON'T MOVE INTO THIS COMPLEX! YOU'LL BE SORRY!
