Nothing but problems

Problems started virtually as soon as I moved in. I was told by previous management that my $150 security deposit was waived, which it wasn't. The coat closet smelled like kitty pee when I moved in. When I asked maintenance to fix it, they said they tore out the closet carpet and pad, but there was no carpet seam and the smell remained.

My girlfriend moved in with me last summer into a bigger apartment in the back of the complex to get away from the noise (more on that later). The billing transfer was a nightmare. We asked several times to management to send us an itemized bill covering transfer fees, pet deposit (my g/f had pets), etc. It wasn't until October that we received one bill stating we owed over $1,100! Needless to say, we weren't happy.

Parking is troublesome at best. Each apartment is given ONE spot, be it 1-, 2-, or 3-bedroom. For approximately every 20 spots there's one non-numbered "visitor" spot. Simply not enough spots. And if someone parks in your spot, the tow truck usually doesn't come until the next day.

Noise....oh God, noise. No offense, but I don't think the complex does too much of a background check on the tenants here. Mostly noisy college students, nosy neighbors, all-night partiers, loud stereos, etc. I even witnessed a street fight at 2am below my balcony! Gresham PD arrived on multiple occasions.

The grounds looks nice - after a week of no rain. If it rains, any grassy area with shade becomes marshland. The drainage is very poor. Add to that the fact that middle- and upper-level apts don't have gutters on their balconies makes ground floor apt decks soggy. Also, beware of multiple random puppy potty spots that don't get picked up.

Safety is pretty scarce as well. The only improvement I saw while living here was the addition of one floodlight over the visitor parking spots. There have been multiple attempts at break-ins, "peeping toms" (of which Management downplays), and lots of suspicious behavior. We had people looking into our windows several times in the middle of the night.

Construction is even more of a joke. We had mold in our window sills and on the walls in the living room and bedroom. Our washer leaked as well. The bathroom vent fans did little to help. The paint was peeling along the floor where the previous tenant's cat pottied on the wall (and it smelled). You could see daylight through the front door seal. That same kitty also pottied on the kitchen nook walls, which managed to soak into the kitchen flooring. Maintenance came twice and both times weren't able to fix it.

Maintenance was called out a few other times to come fix things. They would either show up late, not show up at all, or come unannounced after I had requested them to call prior. Consistency was very lacking.

Do I have anything good to say' Not really. The apartments rent relatively cheaply, but you get what you pay for. Oh, and you have to pay for your own water, sewer, and garbage. Go somewhere else and get a better deal.
