I agree with the previous poster, yes, parking is a nightmare, but other than that none of the problems are that serious. I'd much rather be living here than in a lot of the other nasty apartments in the area.
That being said, the grounds need a little work (I live in an apartment facing the lawn, and there are deep ruts and almost no grass in that area, but I think it's because of my neighbor's kids. The other areas of the lawn seem fine, although muddy when it's raining.) and the appliances are getting older, but still work. All of my maintenance issues have been handled within a reasonable period of time and I haven't had any problems at all with the office staff, who have been nice to my husband and me whenever we go in to pay the rent.
The apartments are very large, which is nice. They have nice features like a fireplace, back porch, and w/d in unit, which I appreciate. (It's nice not to have my laundry stolen or having to worry about doing my laundry during a specific set of hours.) There was some damage to our apartment when we moved in, though, the carpets aren't great (although you do get a free cleaning every year when you resign the lease) and the quality of the fixtures, paint, and some other things isn't fantastic. I also have to say that rent seems to have really excessively increased since we moved in. In the year and a half that we've lived here, the base rent for a two bedroom has increased by over a hundred dollars a month.
I live in the farthest corner from the college, off of 29th, not 23rd, so I haven't experienced most of the safety or noise issues that others have complained about. There have been a few car break-ins and I heard that there was a peeping tom before I moved in, but that was over a year and a half ago, and nothing like that's happened since I've lived here. My neighbors are very nice, and if I hear them a little more than I'd like to, it's not really their fault. That kind of thing is hard to help in an apartment.
Overall, I think that Kempton Downs is a pretty good place to live. They're definitely not the swankiest or cheapest apartments in Gresham, but they're by far not the worst, either. They're also big dog friendly, which I think is great. My husband and I have been reasonably satisfied here. Of course we've had complaints just like everyone else, but honestly it hasn't been anything really major except for the parking. We will be moving out in May when our 2nd lease is up because we don't want to pay for another rent hike when we make pretty good money and can afford to live somewhere nicer for the same amount, and also don't really need this much space. bYr9ljUwtCbMRXE8dRDC
