Years at this apartment: 2004 - 2005

In reading the reviews of others, it was sad to hear that my family is not alone in thinking that Cortland Village is extremely overpriced and has suffered at the hands of poor management. My family and I rent a 3bed/2 bath apartment and pay $1,435 per month. We were relocated from Boston, Mass a year ago and rented the apartment sight unseen (coming from Boston we thought this was a $$$ steal). In the past year, management has changed three times, this alone should be a tale tell sign to potential renters. There are not many 3bes/2baths in this complex, but the neighbors below us have moved twice, as well as the neighbors next to us. It??s sad to have four sets of new neighbors in only a year (the neighbors next to us gave notice and are moving out this month ?? making it five new sets of neighbors). You can always expect a higher turnover in apartment living (especially in Boston where transients dominate the rental market), but a 500% turnover is traditionally considered financially unsound.
About four months ago, I mentioned the high rent to one of the new management staff members and her response was ??I know your rent is so high??how come'?? She said, that because we were in a lease there was nothing they could do now, but when it was time to renew they would definitely make it up to us. Well our lease expires in January, so I called the management and spoke to another staff member about renewing our lease at the market rate. However, I was told that it is not their policy to reduce rent, even though I could move out and move back in again at a lower rate. I know its mind boggling.
I hesitated to write this, because I really do not like to bash people, but people need to know what they may be getting themselves into. There are many beautiful apartments in the Hillsboro and many that are close to Intel. Do yourself a favor -- save your money $$$ and spare yourself from guaranteed frustrations.
For anyone looking to more to the Orenco area of Hillsboro, there are many brand new homes (3/4 bedrooms that are beautiful and rent for $1,095-$1,295. Many of them have community pools and parks. You can find them on www. Craigslist.com.
As for the apartments themselves, they are nice and clean. The appliances are getting older and we have had our dryer exchanged twice. There are mold problems, but I hear that it somewhat common in many of the newer buildings (they don??t let the materials dry properly during construction).
Needles to say we will not be renewing our lease. We have 2-1/2 more years here in Oregon and we will be renting from either another complex (Seneca Village is very nice and across the street) or a house.

Well put. I agree with this post. I would imagine that on top of the rent, with a huge apartment, that the electric cost is far more expensive than mine. I am quite careful with the heat (all electric here) and this months bill was 80 bucks. Add that to the garbage and water bill and you can tag an easy 100.00 to the over all rent. So yeah, I'm not renewing because apartments here should be priced far better.

I can tell you where you can get a much better apartment 3/2 for less than 1100.00 and they have water, sewer, and garbage included. It also has a working fireplace that we just love. We moved from another location just across from Intel and love this place. Definitely cost effective, wonderful staff, and maintenance people are top notch. We have had no issues at all. Go up Cornell towards Starbucks and on the corner of Cornell and NW John Olsen Avenue, you will find Creekside at Tanasbourne. Best place we could have ever imagined. And a 3/2 has two patios, which is a rarity! If you have any questions please ask!

Seneca Village is just as bad. Move somewhere else. You should rent a house for the price you are paying.

I am not sure if Seneca Village is still managed by Fairfield but I do know they were both built and managed by Fairfield Properties, so make sure you check it out before you move over there because the staff move around. I know, I used to work at a couple properties including Cortland, and for anyone ever wanting to rent from Fairfield Properties in the Oregon area, RUN FOR YOUR LIFE. Or at least go on www.fairfield-properties.com and check out all the apartments and then check out the ratings for yourself.
